Yeah, those things can be fixed by code enforcement.
It's illegal to park any unregistered vehicle on the streets.
A vehicle cannot stay in one spot on a street longer than 48 hours.
A house may not be used as a business unless zoned commercial or a home based business with no customers to the house.
So all the shite you mentioned is something the city can handle.

Outside of historical districts, what can be considered a house? Assuming all setbacks and drainage req's meet code, you don't think if I had more money than sense I couldn't wreck an area's property value and meet req's? You are naive. Most people won't, just like most won't paint their house pink, but in high value areas for people who's primary is investment, HOA offers what city zoning codes legally cannot

And we call list out horror stories from HOA neighborhoods and non HOA neighorhoods all day long if we want, but it all comes down to personal preference.

Depends. I know lots of people back in La who have 125k homes and almost 7 figures in IRA. The markets they live in don't exist for the type of homes like my market demands. A 1/2 acre in my zip can't be had for under 250k and honestly closer to 300k with sitework.

That's why I pay an HOA fee. They handle it.
They also handle the neighborhood pool, the landscaping, the green ways, etc.
