You should see what the price of steel is compared to six months ago.

Its insane. It is cheaper for me to sell (and buy) 1/2" CDX rather than OSB for roof decking right now.

The in-laws own several thousands of acres in pine trees. Is now the time to cut it all?
Depends on where it is. A few places in the state it's pretty good. Other places it's still bad. Plus there are three new mills under construction. Best to wait until those go online and create some more tension in the marketplace.

I own a couple pieces of property in SELA near the SWMS border and another place in Tensas I share between my brothers and I.
They’re all recreational properties for us but my properties in SELA have sections of pine plantation. 350 acres of 900 is 26 year old pines and another is 22 year old pines.
The Jan 2 my phone started blowing up from different loggers wanting to harvest my timber but I never returned phone calls because I’ve just been so buried in work and in a haze. Now I know why though thanks to this thread. I haven’t watched timber prices in a while but it has my attention now. Will follow up with some of these loggers offering to buy my timber.
Any of you buy timber? Looking for a reputable one in E. Feliciana. Any reqs would be greatly appreciated.

Yep. Chemicals are going up quickly as well. Acetone has more than doubled since August.

Houses are expensive these days. Houses you can get in that price range are nice but not anything crazy

Question
On a 3,000 sq foot home, what percentage of the overall cost is attributed to lumber?

Hurricane season was awful

Might need to look into getting the timber on my land thinned out

I bought low grade .5in plywood for 37 a sheet today....the guy in front of me. Bought three sheets of sanded for 204 total. I guess the effects of hurricanes and covid reducing capacity in mills and covid giving those working from home and extra apx 60-90 min back a day for home projects and rates driving home buying ( and renovations) and. New builds.

Oh so that’s why my roofing company wants to charge me $95 per sheet of 1/2” OSB

Got an estimate about 2 years ago and materials, was about 80k. That was nails shingles, lumber, doors, windows, and other things. I would say about half was lumber, maybe 60%.

I’d ballpark it around 60k to 80k. I built a custom 3600 started last February and framing was 60k
