It was going to be about $2K in materials. It's at least double that amount now. A $3.00 2 x 4 is going for over $7.00, etc.

Timber prices haven't skyrocketed, just lumber prices. We have plenty of timber, the market has plenty of timber, it is ready to use lumber that is the hold up. We were looking at buying land and doing new construction but right now buying existing looks to be the better buy by far. The $200k and lower housing market is hot, I am finding stuff in our price range is sitting much longer, hopefully we can find something. I think we meet with the loan people today to switch gears from land/construction loan to see what we can do for a more traditional loan.

because there is a high demand for it because of Trump's economy. People are now building houses again

I have my land already and wanted to build a bigger house but changed my mind and I am a builder. We are buying a storm-damaged house to rehab and live in for a few years instead. We will revisit building in a few years. If lumber keeps on like it is, we plan on building a large red iron shop and putting a house with metal studs inside of it.

Yep. I work for Home Depot. Our comps in the lumber and plywood departments have exponentially increased YOY. Demand for bulk lumber shipments is through the roof. There are more loads to be shipped than trucks available.

We're waiting for bids to come back from our contractor for a second floor we want to add.

Lumbar prices scare the shite out of me though.

You can pick up a few workers who are living along the drainage canal just past Home Depot on Prien.

I bought a 10x14 Derksen building and the quote was about 15% higher than before the storm.

Mexicans? I have gone by and tried to hire a few but they want the full price insurance is paying out on things like sheetrock and paint. I don't charge what the insurance is paying because I try to help people with their deductibles. I have given up on trying to put any of those guys to work. They can stay in the parking lot all day at those rates.

GF just inherited some pine land in south ms.

Good time to have it logged out? If we could get someone to do it what kind of return would we see on that per acre?

I was planning on building a small (10x16) shed but it made more sense for me to get one prebuilt from tuff shed. I wouldn't have saved that much building it myself. I guess they have some pretty good lumber contracts

Yea I assume that's where the Mexicans have setup camp (literally). They had a full blown army sized tent setup complete with a chimney at one time. I think they've since taken that one down on the south side of Prien but I've noted a few new ones on the north side.

timber is not the issue and not priced high.

You guys should go to a local mill and buy rough cut lumber for this type of stuff. It's cheap.

Buy the kit yourself and shop nationwide because you can get it shipped.

This place always has buildings already produced that people didn't take delivery of. You can call and get good deals on them.
