Metal is skyrocketing too. Up to over 50% increase ever since Dementia Joe got elected.

Destroying the country one industry at a time, but it's okay he doesn't tweet a lot so he's a worthy president.

So lumber runs @ $15-$18/sq foot when it’s priced reasonably. I’d guess it runs $25-$30/sq foot now so that is quite a hit.

I priced some plumbing on a custom new home last April and was told that the whole project was around $180/sq foot. This was nice house. A lot of that expense was in the kitchen which was high end stuff and they had generator, hardwood floors and custom windows.
Guessing That house would be around $225/sq ft now

I just got a bid back from one of our contractors, we’re building a 3,000 sqft home and Building Material was $125,000

I am a super for a large home builder in the mid-west. 400-500 homes projected this year. Lumber has shot off the charts on pricing. I’m stArting to see delays from suppliers also. Windows, furnaces, etc are also being bottle necked. Going to be interesting. I lost a job in 2008 due to that fiasco. Not sure what to expect here and when to expect it. Seeing LOTS of very young first time homebuyers spending 400,000 to get in. They haven’t seen a downturn in their lifetime, so they have no idea. Time will tell. I know I am going forward very cautiously.

Well, for us a small order might be 3 or 4 tractor trailer loads.

We do 1" lumber. Essentially 1x4s, 1x6s, and 5/4 radius edge decking. Untreated. Our customers are typically the treating plants.

If you are asking me about the garage door question I can say that openers are the harder item to get. So far so good on the doors. Appliances are starting to be hit or miss, along with furnaces. Our window manufacturer closed one plant in Pennsylvania and moved all work to another plant in Texas. Now that plant is struggling to keep up with needed volume capacity. Some window orders taking 12-14 weeks to fill.

I've used a guy in southern TN who builds outbuildings and such much cheaper than anyone else. His work is better and his final product looks much better than comparable buildings. Only problem is he has a waitlist and you can only talk to him via smoke signal or carrier pigeon.


Amish built my buddies house in WV. Not only do they know modern building techniques - they are almost perfectionists. It’s like carpenters who do what they are supposed to do instead of cutting corners... who’d a thunk such a concept?

One of the Little Füts & spouse are in the architectural design process with their contractor for a new residence.

It will be located in Velocity Zone. The project’s cost differential between conventional wood versus concrete wall construction now favors several versions of concrete systems, according to their architect & contractor.
