If you have a skill and can run a crew as a sub you can make a killing right now. I have a crew of 2 that drove in from North Carolina I set up with a metal brake and trailer. All they are doing is siding and fascia metal and doing well. They are just getting started but I expect them to pull in around $1000 per day their share if they execute what I am telling them to do. We did it after Hurricane Rita too.

And for building sheds, you need to find an Amish guy who builds buildings and has a brother who runs a sawmill. Seriously. I've used a guy in southern TN who builds outbuildings and such much cheaper than anyone else. His work is better and his final product looks much better than comparable buildings. Only problem is he has a waitlist and you can only talk to him via smoke signal or carrier pigeon.

Way more than 100% for some items. Bought 1/4 OSB 4x8 panels last Jan for $6.53 each. Now they are $23.16?

Lumber has always been a loss leader from the retail perspective. Margins are minuscule by comparison to everything else in a home improvement store, making up margin in everything else. Lumber just gets people in the door, and long length lumber gets the contractor in the door.

It does not surprise me to see increases given the economics and downturn in bid work.

Uhhh I would prolly wait. Lots of demand right now, but at that price range not as much. But still prolly should wait.

I'd buy it now. There are literally people walking away from damaged homes that can be fixed. There are some smoking deals out there if you look. We are buying a $500K house for $200K and I am fixing it for $50K. No lie. It's an older couple that are downsizing and don't want to repair it.

Yea but he is wanting to fix something up? If he is, I agree. If not, for the reasons you said....I would wait.

I don't know about you but I would be willing to fix up almost anything to save a $100K+

Of course, it's easier for me since I have crews readily available.

I can’t fix anything Stout. I’d be completely at the mercy of whatever contractors I could source. It’s just not ideal for a first time home buyer.

I mean I could because I have access to reliable subs and have done it a few times but most don't.

You can get fricked and end up being in more if not careful.

I took it as he wanted to buy something move in ready though, if that's the case he should wait until atleast summer.

And there are a ton of shady ones out right now that were flipping burgers 5 months ago. A lot of Lake Charles horror stories.

I agree but the summer market is usually the most active so it's a risk. Nothing will be normal this year, though. It's anyone's guess right now.

Builders I’ve talked to say that timber is there but the mills are having trouble keeping up with demand so there’s a bottleneck

Demand will slow once covid calms and people will be able to move about more freely. Supply will be able to catch up.
Prediction: may 2021. Prices will be lower by at least 40-% by then

Looking at starting a build new home in September. Any chance things will calm down by then? Building around the Thibodaux area.

If I knew that, I would be buying and selling commodities contracts. I hope they level off, though. Some things have settled down some already like fencing but then you turn around and pay nearly $30 per sheet for 1/2 OSB that was around $8 last year.
