for example, in my new neighborhood, 400k-500k would get you about 2250 sf, here is an example

but you ahve to pay private school for elementary but would be in the better school district for middle and could attend Barbe if you are white, due to Lagrange being a failing school and being a minority at the school. Or if in gifted you can go to barbe.
In greywood, you would get about 2400 or so SF

if he went to westlake or moss bluff he could get a little more in terms of lot size and be in good school districts

but in general, most decent, newer homes are in the 185-200 a square range and in general there is not much at all on the market and what it....well its getting scooped in record time.

for construction materials, just materials, I was 29 per SF living in May, from what I have been told it would be about $50 now.
other thing that sucks, is its taking 6 months or more for appliances and furniture to come in. If you order now stocked plumbing fixtures or lights....about the same, sometimes even 8 months.
Its crazy the wait time now.

maybe up north, has nothing to do with South LA.
we grow our own softwoods that are milled here in the south.
the price jump is do to mills shutting down during 2008-2012 due to the recession and due to covid keeping active mills to lower production rates.
also the hurricanes and covid have increased demand. Put that on top of a booming housing market pre covid and you have the perfect recipe of extremely high demand, coupled with extremely low supply.
nothing to do with tarrifs, even though tarriffs are nothing more than a tax on americans.

Yep. I know in some places they are having to bring in demo models into new construction houses just so they can close.

doesnt really matter where you get them from, its taking that long period. Even driving to houston, you can't get them.

its not a big deal on my new house as we dont move in until may anyways. But getting a new fridge for current house with matching freezer, as it fridge went out during the hurricane, has been a huge pain in the arse.

I was going to build my own doghouse last week thinking I would save money. Got my Lowe's cart loaded up online and saw the checkout price and said nah, I'll just get one from Chewy.

Just completed an exterior renovation using hardy siding, cedar shakes, cedar tongue and groove, and replaced 3 decks with Trex and pressure treated pine. It's incredibly overpriced right now due to supply chain not up to full speed. Only way i was able to afford this was my FIL builds homes and he ordered the materials on his accounts with that discount and drop shipped to my house where he supplied contractors that i paid. These contractors were trashing every piece of wood and i had to tell them to save the scraps. Especially the cedar scraps since i have been building furniture with these scraps and pallets. I'd go dumpster diving and they'd look at me like is was a lunatic.

We're building a home right now and they had a special section in our bid sheet that said "COVID lumber pricing" and for $9,100.

I bought some 1x6 and 1x12 from Home Depot and the stickers all said made in Canada. Even in south LA, wood is being bought elsewhere at box stores.

really surprised at that. Why? it has to be cheaper to get it locally.
I hate tarriffs, nothing but a tax.
