Simple supply and demand economics. Inflationary pressures jack up prices and demand declines because builders/consumers refuse to pay those prices and stop building and doing home improvement projects.

This is the real festering problem. If shipping doesn’t sort itself out we all better buckle up. Shortages and shy high prices in our future. Not only are there delay issues but getting a container cleared has quadrupled.

Retail prices are finally dropping but not quite where they should be yet. Hopefully this second looming lockdown doesn't shoot everything back up.
Also, trim boards are still insanely high right now. Quarter round isn't .90 cents per LF like it was but it is still around .50 per LF which is 3 times what it was.

Well, keep in mind that in the middle of all of this Joe and his admin thought it would be a great idea to add more tariffs to Canadian lumber which requires no shipping across seas. Unless things have changed, Canada is the largest importer of lumber into the US.

There is a lag between the spot market price for raw lumber and the lumber that is sold retail. What you see today retail was likely bought up to a month ago.
I would suggest making lumber purchase at least 30 days from now to get better pricing.

My new house slab will be poured about 8/23. I guess they'll order the framing package at that time. Not ideal but a lot better than what I was staring at three months ago.

That's lumber futures, not what's on the price tag at the retail lumber store. They paid higher for what they're selling now, so until all of the high price inventory is gone, retail prices are still going to remain high for a while longer.

Ive been tracking some lumber prices at the same Lowe’s store since December.
Here is an example
2x4x12:
12/24/20: $9.57
02/27/21: $14.98
07/13/21: $10.98
07/30/21: $8.88
08/12/21: $7.68
So that board is 25% cheaper than it’s price in December, (which is still high compared to pre covid), and 95% less than its price in February
