Which amphitheater are you referring to? Because I can't think of one being bulldozed that would have been on any top reason list for "ruining 30a"

You all really need to travel a bit if you think the panhandle of Florida is where the rich and famous spend their loot during the summer time. The Jersey shore has real estate that is way more expensive than there. It’s called the redneck riviera for a reason. There’s a little beach town I go to often in Rhode Island called Watch Hill. It’s not as pricey or as glamorous as Newport, RI but Taylor Swift and Conan OBrien have houses there.
But seriously everyone should expand their view of the world a bit.

It doesn't take some unique insight or much guesswork to conclude that a ton of vacationers on 30A are over leveraged. Most people we know probably fall into that category. A lot of US fall into that category. The point is you're making it out to be something it isn't.

The huge majority of visitors to 30A, even to Rosemary, are upper middle class people who work for a living. The huge majority of owners along 30A fall into the same category. That is a lot different from the type of generational wealth you seem to be referencing.

The top end owners on 30A likely have considerable wealth, but that's a small subset of owners, who are greatly outnumbered by visitors.

I love 30A. It's nice, especially if you're familiar with it and can manage to avoid the hordes. But it remains primarily a playground for people from the Atlanta, Birmingham, Dallas, etc. suburbs, not the country's elite.

To be pushed out implies you own something there. If someone is poor and had property there then they definitely are not poor.


Or if they had it from a long time ago when it was cheap then they sold it to someone for a nice profit and are now no longer poor.

I make 82k a year and can afford to vacation there it’s not that bad

Jerry Jones also has a home next to Tops'l. Whats your point? I've never seen him or the Hiltons here.

I bet you would be surprised to know that many of those homes on 30A are owned by groups who invest in vacation properties, even those in the high millions.

Either way, this topic has gone off the rails. If we are looking for who made 30A "unaffordable" I can think of just one company who started it off and that's the St Joe Company.

The St Joe Company and Peter Bos (Legendary Inc) have changed the landscape of Okaloosa and Walton county to what it is today. Plenty of millionaires have been made from them making what was once thought to be worthless land to a gold mine.

I've met a couple of his pilots

He's not technically on 30a, though

There are some huge money people down here, but it's more celebrity type new money than Dupont types, because until 40 years ago this was a sleepy 3 neighborhood strip of Beach

Except it's a nicer area that the other gulf coast beach areas by a wide margin. No Walmarts, fast food chains, etc. No place tucked in where the poors can stay and mess up everyone's good time.
Restaurants are much better as well.

The 30A thing is overrated. I live going to the beach, but it gets obnoxious sometimes. It’s all about money. The whole 30A “life style” is a bunch of soccer moms blowing their husbands’ money on stupid, overpriced shite.
