I wouldn't say that. Once you get east of Destin the worst spot is the Seaside drag. Once you get east of Seaside all the way to Rosemary it's not bad. Most times we can get from rosemary to Grayton in 15 minutes or less. Now Destin, oh yeah. That's congestion for sure. We try to stay away from that mess

If you're looking for something quieter and less congested, Navarre is a good option. Typical Emerald Coast sand and water and there's some good food options both east and west of there

The over leveraged striver to actually wealthy ratio at Pearl/La Crema is like 100:1. It's really not that impressive at all. You'll see more legit wealth at a reasonably high end restaurant in Atlanta or Dallas on a Thursday night.

it’s not that simple. the people who own on 30A are probably far more wealthy than the average vineyard renter.

eh. If you can afford a multimillion-dollar lot with a double-digit million dollar vacation home, those are Malibu type numbers. Median home price in Malibu is around $6mil and that's their primary residence. Have you been to alys beach? You know about the Hilton house right?
