Which amphitheater are you referring to? Because I can't think of one being bulldozed that would have been on any top reason list for "ruining 30a"

the one behind all the permanent food trucks.

i am going down there next week so i'm not sure if they've started demolition yet.

ps you gonna be around? might be a hoot to have a beer and laugh about the time we waste on the poliboard.

I didn't find any restaurants on 30A to be any better than what you can find in Destin or Orange Beach.

No way that’s the plan? That would be super strange.

why do you know who goes there
just from being there and observing. La crema is pretty cool and when we're in there we see the high roller cars the pearl valets are parking.

how much they pay
the real estate office at rosemary posts open properties on their wall. As for the alys property I mentioned, we just picked up the sale poster from the box on the lot. We laughed. We cried. :)

never said I know that part although you can look at the license plates

It’s called the redneck riviera for a reason
that nickname is so stupid. Did you see the numbers I posted? Go look at the rosemary/alys listings. There's nothing redneck about it. That's gulf shores/orange.

Taylor Swift and Conan OBrien have houses there.
as I said, the Hiltons built a house next to alys. It's pretty insane. You can see it on Google maps

I guess you're talking about Seaside? That amphitheater ain't goin nowhere, baw

They did move the post office, they're building a tower where it was, and Bud's across the street is expanding

So there are some changes, but they aren't bulldozing the amphitheater to put up condos, ol man Davis don't roll like that

You'e talking about the modern concrete home in paradise? That's not "The Hiltons", that is Charles Hilton. He was a developer in Panama City and I think he owned a large concrete company. I think he died not too long ago.

That house has been there for close to 15 years.

edit* Yes, died last year.

30a has the nicest beaches on the East Coast. I’m not saying exactly where I go on 30a but it is desolate compared to beaches near major metro areas on the east coast. Crystal clear water, no waves, and perfect sand is better than anything on the East Coast like Sea Island, HHI, OBX, Delaware and Jersey Shore.

In my opinion Navarre to Mexico Beach has the best combination of sand and water outside of Hawaii with Miami/the keys being 3rd. At least if we are talking U.S.

It doesn't take some unique insight or much guesswork to conclude that a ton of vacationers on 30A are over leveraged
it's a stupid statement that you totally can't substantiate.

quote:

A lot of US fall into that category
a lot of people can't afford a multi million dollar vacation home.

quote:

point is you're making it out to be something it isn't.
you saw the numbers I posted. You can look them up yourself. Those people are very wealthy

quote:

huge majority of visitors to 30A, even to Rosemary, are upper middle class people who work for a living.
the renters aren't who we're talking about and even so, there's a huge difference between the renters who vacation at 30a and the ones at gulf shores. A chasm.

quote:

The huge majority of owners along 30A fall into the same category
and you know this from your extensive research into the real estate market there? Not. I'm not talking about the houses in between the communities. I'm talking about Seaside, Rosemary and Alys beach

quote:

avoid the hordes
we have never encountered this. Not even on a holiday weekend. Can you guess why? I'm starting to suspect you've never been there

quote:

The top end owners on 30A likely have considerable wealth,
which is what I was saying all along that you initially scoffed at but now you're backpedaling

quote:

not the country's elite.
I never said anything like this. But the people who own the top properties at the top communities are definitely elite

Whats your point?
the same point I've been making all along which is that there are some uber wealthy people there. Petti is talking out of both sides of his mouth and acting like he knows more than he does

quote:

I bet you would be surprised to know that many of those homes on 30A are owned by groups who invest in vacation properties, even those in the high millions.
wouldn't surprise me one bit

Beach is not crowded, but you go there enough to know the traffic, restaurants and grocery are overwhelmed.
This isn't difficult, people. Have your concierge fill the pantry before you get there along with making any needed restaurant reservations. Even my butler's butler's butler knows how to navigate these waters.

What I want to know is if 30A is so packed now, why the frick is Destin still a traffic nightmare?

So you think everyone was going to go to 30A and people would just stop going to Destin?
