Maybe it’s just me but I have no clue where my homes title is or where I would go to get it.

Yeah. That was why it was more of a prank. Got the guy a ton of phone calls.

We pulled out on purchasing a house because the title came back with some issues the sellers couldn't remedy. Insurance was included in the price of the title search, I am not sure if it being separate was even an option for who we were using.

Title lock and Title Insurance are 2 completely different products.

Title Insurance is regulated by the department of insurance for each state and provides value to the owner. Lenders require a lenders policy with every every mortgage.

Title lock is a scam, and some of the claims they say it protects against would be protected by an owners title policy already.

It also protects you when errors are made in the survey.

It’s total BS. I saw a tweet saying in 2021 in the state of Texas that there was not one single title insurance claim. It basically insures the title offices work is correct. You buy it for the mortgage company and also yourself. You can decline the portion for yourself. Most title work is straightforward, not adjudicated, no succession, liens etc. and it’s BS if you refinance you have to buy it again!

I always used to lol at those commercials. I would shoot someone in the face before I let them evict me from the house I paid/am paying for

Honestly brother I’ve focus grouped the idea of extraterrestrial attack insurance as a new source of revenue amongst other insurance professionals and we decided that when it happens there won’t be anything left to pay out on and it seems unethical to offer it

This doesn't surprise me one whit. Honestly, I think I'd actually pay something just to have the actual policy written up. I swear I'd frame it!

If you bring it up again and you can get folks to go along with it, count me in for a policy.

In Louisiana, all real estate transactions are filed with the COC. It is what is in the clerk’s office that counts.

Title insurance protects you from problems with the title that existed before you bought the property, not for things that happen after. It is not BS. Ask any bank.

The title company makes money on the insurance too. Not sure how exactly, but they get something out the deal other than title fees.

Correct. If, thereafter, the bank holding my mortgage somehow allows somebody to frick with my title it’s on them. Hence, they won’t.

If you have a mortgage on your property, the bank will require you to get a loan title insurance policy. It’s a nominal amount (few $100) to get the owners policy in conjunction with the loan policy. Really a no brainer not to do it at that point

Title insurance protects against unrecognized claims that were valid prior to closing, not active theft attempts afterwards.

Let me guess, public adjuster convinced you the insurer owes and now youre seeing bad faith dollars. This is why the industry is bailing on La.

An owner’s title policy is cheap and provides peace of mind. While uncommon, there are a variety of problems that could pop up related to your title.

I have seen title insurance claims in Louisiana but if there are very few claims, that is because the title problems are discovered before the sale and the sale can be halted at least until the problem can be cured.
