We pulled out on purchasing a house because the title came back with some issues the sellers couldn't remedy. Insurance was included in the price of the title search, I am not sure if it being separate was even an option for who we were using.

Title lock and Title Insurance are 2 completely different products.
Title Insurance is regulated by the department of insurance for each state and provides value to the owner. Lenders require a lenders policy with every every mortgage.
Title lock is a scam, and some of the claims they say it protects against would be protected by an owners title policy already.

It’s total BS. I saw a tweet saying in 2021 in the state of Texas that there was not one single title insurance claim. It basically insures the title offices work is correct. You buy it for the mortgage company and also yourself. You can decline the portion for yourself. Most title work is straightforward, not adjudicated, no succession, liens etc. and it’s BS if you refinance you have to buy it again!

This doesn't surprise me one whit. Honestly, I think I'd actually pay something just to have the actual policy written up. I swear I'd frame it!
If you bring it up again and you can get folks to go along with it, count me in for a policy.

In Louisiana, all real estate transactions are filed with the COC. It is what is in the clerk’s office that counts.

The title company makes money on the insurance too. Not sure how exactly, but they get something out the deal other than title fees.

Correct. If, thereafter, the bank holding my mortgage somehow allows somebody to frick with my title it’s on them. Hence, they won’t.

Title insurance protects against unrecognized claims that were valid prior to closing, not active theft attempts afterwards.

An owner’s title policy is cheap and provides peace of mind. While uncommon, there are a variety of problems that could pop up related to your title.
