I bought Owners Title Insurance when we closed. I want to say it was $500?
Probably didn't need it considering there's a big fat mortgage attached to it

This always bugs me. Isn’t a title company getting paid to do this properly, then I’m supposed to buy insurance myself in case they frick up?

Lenders title required, owners title OPTIONAL.

This is correct. Think if someone puts a lien against the property after you bought it against the prior owner, this protects you in theory.

Who would you rather sue for the error - the broke arse attorney or billion dollar insurance company?

Wrong...insurance offered an extremely low initial offer...so I had to hire my own adjustor to come inspect damages...turns out the insurance missed a ton of damage and undervalued what they did find. To help better illustrate the initial damage assessment from insurance was 20% of the actual damage amount.

Sounds like we should have tighter regulations on that then rather than forcing consumers to take out insurance on licensed professional services.
