Bogalusa is a slightly larger more fricked up version of Ferriday, Franklinton is ok but nothing there and a million miles from anything, and Covington is home to the worlds largest population of 20 grand per year millionaires.
If you must move to this area just stay out in the sticks and avoid the locals, it is what I do.

Folsom? Closer to Covington but less dense. A quick drive to Hammond.

Lee Rd area and Folsom are probably your best bet with Bush close behind. However, you can find land in Sun for pretty cheap and not too far out. Sun isn’t perfect by any means but you do get privacy without paying the higher prices for the other areas. If you’re going to live in the country, you’re going to see pine trees. Why not pay a little less for the pine trees?

If you want some land- between franklinton and folsom is good. Enon has lots of land.
Franklinton proper is good if you’re into meth.
Bogalusa is horrible for re sale- prices dropping there
Covington is on the upswing bigtime. Prices are pretty high in the town.

Between Folsom and Franklinton but on the Washington Parish side. Convenient to Covington with more affordable options. Western Washington Parish and North St Tammany are great areas for many reasons.

If you are working south of downtown Covington you want to live in south Covington or Mandeville. Traffic backs up going over the river and a large construction project is supposed to start there in the next year ir two. If you are working north of downtown Covington you may want to live on that side. It all depends on where you work and what you will be doing with your off time.

A great point. Covington is almost like an island in that you can't get to it without crossing a bridge. With the added population, traffic is an issue and the bridges can be choke points.

Bush-Folsom Rd between Folsom and Middle Road. This would include Factory Road, north and south.

South of Bush is Whippoorwill Estates (cuz you want less population density).
That said, a young family really needs to begin with "what school" for the young ones and work out from there. This really isn't about you. It's about your children's education.

The only reason I could see someone living in Bogalousa these days is if they work at the mill, and arent responsible enough to wake up on time to make it to work on time. Otherwise why the hell would anyone want to live there?
