Franklinton is good. Great little town atmosphere, but nothing there to do. If you are looking for a place in the country, the community of Pine has decent public schools and the property prices out there are really reasonable, but that is the COUNTRY. Nothing out there, just a dollar general
Property taxes are much loved in Washington parish.
Stay away from bogalusa. Even if you live in Bogalusa, you'll end up sending your kids to franklinton or Pine schools anyway, Or a private school.

Check into Blue Lake Hills on Lee Road
Blue Lake Hills. There are lots in there that give you quite a bit of privacy, but you are much closer to Covington than if you were to look in Whippowill Grove in Bush. As for schools, Lee Road is kindergarten through 8th grade. If my kids were that age, that is where I would look. As for Covington itself, River Forest is an older subdivision with larger lots. Kehoe France is actually in this neighborhood. I lived there for 19 years and loved it. My neighborhood that I live in now is closer to downtown. There is a house currently under construction that faces a pond in it. Nobody can build on the other side of the pond so it will remain wooded. It feels pretty secluded.
If you want more details on it, I would be happy to find out more. As for public schools, they aren't terrible, but I would consider private if I were you. FWIW, my mom is an agent and can assist if you want her info (no pics pervs). Message me for more details if you like.

Whichever is furthest from Bogalusa, unless you like the scent of rotten cheese and puke in the air 24/7.

Born and raised in Franklinton and I would choose somewhere off Hwy 25 between Folsom and Franklinton as my first choice. Second choice would be Franklinton because it’s the best town in Washington Parish if that’s saying anything. From Folsom back to Franklinton just depends on if you want next door neighbors or not.

Family from Franklinton, there is the fair, fishing, hunting, ah the fair..

Bogalusa, you can hunt drug dealers, etc

Covington is basically full of people from New Orleans

Every time I’ve driven through Bogalusa, there is a country/golf club that is filled to the hilt. That must be where the movers and shakers hang out on the weekends.

Just so you know with in the very near future Folsom will be a neighborhood construction/traffic nightmare. Also Bush is not far behind it however property values will continue to climb quickly as they already are.
