I’ve lived toward Marble falls on RM 1431 for 25 years . The hillsides are being cleared for 500k homes for mostly Cali transplants . They are way behind on infrastructure so the traffic is awful in every direction. I try to stay out of Austin. I’m considering cashing in on home and land . Looking at land in Burnet area . Deer lease would be closer . HEB not far . Beautiful roads to cruise on my bike . Profit

Austin certainly isn't crumbling, but does have an inadequate infrastructure.
Flooding can be a threat anywhere in the hill country.

In the mid-80s, a kid from Houston, Michael Dell, went to University of Texas at Austin. He had an idea for a computer company. He dropped out of school but stayed in Austin and built Dell Computer company in the Austin area.
It got so big that tons of other tech companies, many of whom were part supplies, wanted to be near Dell, so they went to Austin as well.
To Austin's credit, they have capitalized on that success and turning Austin into the tech hub of the South, rivaling Silicone Valley.
That's the difference. If Michael Dell, like many Houston kids, attended LSU... perhaps Baton Rouge would be huge.

It is just so disappointing. NOLA had their chance to truly rebuild after Katrina, and it was squandered by small town politics and theft on a penultimate scale.

Too many young folk and transplants don’t understand that Nola was once a real functioning city and economic power. Now it’s part adult-Disney, part hipster whatever the frick you’d call it. It’s an unserious play area for transplants to come down and cosplay in some imagining of a Nola that never was. The little charms and traditions are all very self-aware now and hammed up.
