Master on main if possible. Master upstairs is a huge barrier to hospital discharge. I'm not saying you're old, but what if you break a leg and need to get upstairs to take a shower

That's our layout and we love it. Like another poster said, clear separation of bedrooms and common areas.

I live in one now and we have a large room, bathroom, closet.

Have zoned ac and works fine.

The kids rooms are up there but a bathroom, laundry room and office separate there's from ours. It works just fine.

Next home will be a split plan single story when we retire.

If all the bedrooms are upstairs, I’d want space downstairs that can be converted into an area to sleep in case of injury.

The first house I built all the bedrooms were upstairs including the master. Had one bedroom downstairs, the guest bedroom. Had to design the floor plan like that because it was an oddly shaped lot in a cul de sac. We loved the house because the staircase was centrally located and very close to every room upstairs and downstairs.

This in a nutshell. If the whole house is on the same system, the upper floor is more than likely going to be warmer, especially if the thermostat is located downstairs near the unit like they usually are.

All four of bedrooms are upstairs, along with 2 full baths and the laundry. It's never bothered me at all, bit I've always been in pretty good physical condition. I could see someone with knee or hip issues not wanting that kind of setup.

I have a huge pit group in my living room and sometimes we'll just sleep on it downstairs if we're watching a movie and don't feel like walking upstairs.

It’s generally not a good idea for resale

People get old and don’t like it can’t walk up stairs

stairs are fine, make sure you can cool the bedrooms adequately.

It doesn't hurt resale in my neighborhood at all - in fact - home sell a lot times without ever even being on the market - and for a premium. That's mainly because of the location down the street, about 1/5 a mile, from the elementary and middle schools. There isn't anyone living on my street older than 60, it's almost all families with kids.

The way I do it is to close all the vents downstairs in the Summer. It's worked fine.

We have 4 bedrooms upstairs, including the master. Then a guest suite downstairs. Really enjoy being on the same floor as the young kids. We have a 1 year old and would have hated having to run upstairs to the crib all night over the last year. May be annoying when we're 55, but we've got time and would probably downsize by then.

All 4 including Master are upstairs. Love the separation from everything downstairs. Gotten so used to the stairs we don’t even think about it. Very common setup in my development so no problem with resale value. Wouldn’t work for unhealthy or old peeps obviously.

We have three upstairs (including the master). A full bathroom upstairs and a smaller bathroom with shower downstairs.

We don't have an issue with it. We're going to end up putting a split in upstairs for climate control (it is hotter upstairs but not unbearable). And we plan to move out of this house in about 10 years which will put us in our 50s.

I've had a surgery since we moved in and we just converted the main living area for me to sleep (we have a sectional with recliners so it was easy) so I wouldn't have to deal with the stairs for the first few days.

Our master is on the first floor, but we have a second master suite upstairs. That will come in handy if this house ever floods.
