It's like you expect me to feel bad for frickers who bought secondary homes during covid, did minimal upgrades, and churned them out as airbnbs and rental properties.

I don't disagree with you, but again it had nothing to do with it being an STR. It had to do with bad parenting.
Kids in big cities play in areas that most people in small towns would scoff at. That's part of living in a big city.

Dude, that's the point. STRs in the condos attracted all kinds of people who were inconsiderate of the fact that people lived there.

When you buy a neighborhood full of SFHs you may not explicitly know the zoning but you have a good indicator that commercial use is not allowed.

Again you are getting off course. Your OP is about NYC. Why are talking about SFH and just bitching? There's a place for STR's and there's places that are bad for them.
Your OP in NYC is for mixed use AT best and many commercial areas that also have apt houses.
I mean hell I stayed in a hotel in chicago that had commercial use the first 2 floors, then the hotel for 6 floors, then apartments above that.

The guy I mentioned is in Freetown, we lived in/own a townhouse across the street from him that we have setup as a LTR. Only reason I've sort of kept up with it is we considered possibly doing STR with it but decided the extra revenue wasn't worth the potential headaches.
I went find his Airbnb profile, he's now up to 5 different rentals, now I see why he's so adamant against the restrictions.

my wife (no pics) used to send me a fair amount of nudes when i was traveling for work until she learned about this and researched what the icloud was. that ceased.

As long as the restrictions were democratically chosen then it’s fine. If you don’t like it move to somewhere that shares your values.

find it funny that conservatives/supporters of capitalism would be a huge fan of zoning. A lot of zoning is completely arbitrary and driven by homeowners who love to complain and/or government officials who are useless.

People always say this, but the fun fact is that there are plenty of times when someone comes in on the outskirts of a residential or mixed use area and buys up a chunk of land and then is able to "convince" the city to allow them to change the original designation. Now, many times that's a possibility anyway from something like farm to residential, but that's a different story.
Point being, just because you buy somewhere with a certain designation does not mean it will always stay that way.

They have more money than everyone else. They also own a PBM (Caremark) which is in charge of reimbursement rates that runs like 80% of the market as is.
If they continue to buy out other PBM’s they can simply lower the reimbursement rates of other pharmacies until they bleed out. It will take longer for CVS to bleed out than everyone else since they have so much money. Its why a lot of independents are closing.

and the root of it. trashy people ruining stuff for upstanding people. air bnb needs to have some policy in place... you get a complaint or enough complaints against you as a renter, your account is blocked... I know currently hosts can rate you...not sure whats currently being done with that
