Would not buy a 30 year old 800 square foot condo in Bozeman. Prices are nuts here.

Upper middle around Shreveport. I ran a range of 400K to 425K and found several nice houses in south Shreveport. Examples:

2009 brick house 4 bed 3 bath 2,927 sq ft in The Haven (gated)

2004 brick 3 bed 2 bath 1 pt. bath 2,282 sq ft (gated, desirable hood off Fern)

You can get a good house in what I would call middle-middle class areas in the $200K ballpark.

In that scenario there is a good chance you won't even have a job much less be able to afford a home.

I remember a friend of mine buying a $300K house around 2006. It was what id consider luxury at the time. Im not sure $300K gets you much more than a starter home these days

In TX now, it’s a tract starter in a far away exurb probably less than 2K sq ft.

The most recent sale I’ve seen in my area under $700k was a 2bdr,2ba 900 sqft townhome that sold for $580k. Anything under $700k goes quickly.
I don’t see much in the markets I follow under $500k.
Last quarter the average sales price was $1256 per sqft.

in Greenville SC. thats a new construction dan ryan "starter" home outside of town in the metro area.

In Greenville Proper, thats a teardown.

things haven't really slowed here a lot as we still have tons of people moving in from the east coast, west coast, and midwest. and they are coming in cash heavy from selling.

big contingent of Europeans moving here due to BMW and Michelin having north american HQ's here. all of their tiered suppliers as well. BMW also building a multi-billion dollar battery plant here so all of those companies are opening up shop too.

luxury market here is considered $500/sf and up now. coming from Louisiana it is f-ing insane.

Good chance I will actually, as will the wife. It will reset the market and be a lifetime opportunity for investments, so yes 35 yr old me is hoping for an 08.

No wonder. So you have dual income and can't afford a home? Ooooooof. You aren't thinking this through. Trust me as someone who went through 2008-2011 it was not a fun time and there were tons of people out of work who couldn't get a home because they had no job and no savings.

What he is saying is he’d like the housing market to crash but his purchasing power to remain the same. What’s missing is the understanding that when the prices of homes fall it’s because people’s ability to buy houses has waned.
