I don't recall a 1,000 home development being proposed or built out all at once. Prices are sure to be higher than in the recent past due to lumber prices.
But since the whole thing is 350 acres, it's definitely going to be crammed in there, with houses sitting 15' apart. Hope the land isn't prone to flooding.

DR Horton tract homes are good for about 10 years before the neighborhood turns to rentals, the shite moves in and the neighborhood falls apart.

I'd expect to see a 1,000 home development in Houston or Dallas, but not the Baton Rouge market.
Horton tends to go after the first time homebuyer, young families, and retirees. Typical national production builder like Pulte or Lennar. I think they have a few neighborhoods in southern Livingston that flooded in 2016.
The public schools will keep the homes relatively valuable at least.

Not even 0.33 acres per lot? And that’s not counting for the space needed for common areas and roads. So it’ll be more like 0.25 acres per lot?

If this is where I think it is, this is pretty much at the gates of the women’s prison.
