Anyway to go full DEFCON 1 on rat problem?

Have a rental property with a rat issue. It’s pier and beam on a hill so the were underneath the house. No sign of rodents ever up until a month ago. Then I saw the first one 3 weeks ago in the trash can tossing something away. Then they got inside. Now I’ve killed 14 total the past 2 weeks, today I found 2 inside the AC closet in sticky traps. Wtf. I have 4 bait stations and 6 traps out. But the tenants have kids. I have a pest company checking the traps with me. The rats were getting in through the back of the AC closet from under neath the house. I’ve tried to seal it up. But it’s a late 1980s pier and beam. I don’t think a total seal job is even possible outside of a major project.
I’m at the point I want to smoke them out, get an air rifle with a green light at night, etc.
Once you seal up and have traps and poison, is there any other steps?

Cat. I wouldn't put poison inside then seal it. Dead rat will end up in the walls or somewhere guaranteed.

There is repellant, but it's iffy.

Goodnature A24. It’s compressed air to kill the rats, re-usable and you can put it out away from the house.

FYI "DEFCON 5" is a peace time status. "DEFCON 1" is nuclear war time.

I have rental properties. I bought one a few years ago that was infested. Pitched Contract Block poison blocks and with a week days were gone. This is the same stuff you will overpay a pest control company to pitch.

You have to close up the access and eliminate the reason they are getting in.

Don’t use rodenticide if there are kids around and if there is any chance another animal such as a family pet will have access to the dead rats.

Put steel wool in holes you know exist. They cannot chew through it as it cuts their gums.
