Here's my non-violent solution to shite like this. (I have a violent one too btw)
Go to the nearest bait shop and buy a couple 100 crickets. Let them loose in the house. Those noisy bitches would drive anyone crazy.
After he can't take it any longer, fog the house and pay a clean up crew.

The solution has already been figured out. The new owners have the deed to the house. They simply find a friendly "participant" to legally lease the home from them. This participant then, with lease in hand, goes to the home, walks in (breaking the door if necessary-with owner's permission). Once inside, he calls the police about the "burglar" inside. Police come, sees a valid lease for the participant and none for the squatter. Squatter is told to leave or be arrested for trespassing. Once squatter leaves, house is turned over to owners.
This has been used successfully many times, even in commiefornia.

There are so many solutions to this that a normal person could implement.
Just start remodeling the house. Let him stay, but have the power and water out, workers all over everyday.
And does he never leave? Give him a dose of his own medicine. Move in and change the locks. Squat on his squat. His only power is possession. Take that away.

Even giving these squatters the benefit of the doubt, after their claims are proven false, do they ever get charged criminally for breaking and entering, falsifying documents, etc?
Virtually every time, they are eventually evicted. So that would mean they broke in.
