Go look at some of the places you can get for 10-20 million in Manhattan on Zillow. You will be greatly surprised, and you can get some AMAZING places for less than 19.5, I assure you.

There's now an overabundance of luxury places there and a flat market so lots available.

I agree with your assessment of the design. It's soulless. But I am a sucker for a golf simulator. If that's tacky, I'm ok with that.
