Where would you rather live: Birmingham, Biloxi, Chattanooga or Panama City

I'll be retiring in 12 years, and we want to live somewhere else warmer & nearer the coast. Wife and I are looking around MS, AL, FL and eastern TN.
Zillow doesn't tell the whole story, of course. Looking for OT input.

I wouldn’t live in Biloxi. There are better options on the gulf coast than Panama City that I would choose. Both Birmingham and Chattanooga have great areas that I would enjoy living in, as well as areas that would be terrible. Neither is a bad choice. Florida and Tennessee have no state income tax, if that is important to you.

See I lean that way and that's an interesting area, I just don't know what the demographics are and the recent spring break news made it sound like a literal zoo.

Chattanooga. You’re close to the mountains and not all that far from the sea. There’s the Great Lakes to the north as well

If you are thinking of the MS coast, Bay St Louis or maybe Ocean Springs.
The go to nice area that gets suggested is Fairhope, Alabama.
This is a pretty wide range of geography you are looking at with your OP question so good luck.

Eastern Tenn is beautiful and as much as I dislike UT, Knoxville and the surrounding little towns are great. Probably less relocation of northerners than Florida but more than MS and AL in my guess. Tenn can get cold though.
Florida is no doubt a great state with a LOT to offer and good state tax regimes and what not. However, Florida man and all that, you will probably see a lot of craziness bc its Florida. But the odds of it directly bothering you is minimal if you are not in bad areas.
MS is an untapped jewel of potential, but I don't think the people of MS really want much growth if it means changing their way of life, but Coastal MS is a good place to relax (and the whole state offers hunting and fishing of just about anything you could want if that is your thing).
AL is more of an upgraded MS due to north AL having a lot more business and development but once again south AL is awesome and similar outdoor activities to MS.

The folks in Northern Alabama (Huntsville/Scottsboro) were really good to us when we had vehicle problems.

just because i enjoy bigger cities more id probably choose Birmingham but not in Birmingham city limits. somewhere like hoover or something would be good.
