What are yall seeing for this summer as compared to the last two?
We skipped going last year for the first time in 15 years because I just couldn’t stomach the rates.
Really haven’t started looking yet, but was just curious what yall are seeing.

VRBO and AirBnB are playing the same game they did last year by advertising low nightly rates. Once you get to the checkout screen, they tack on a bunch of cleaning and processing fee BS that adds another $1,000 to the total.

After I posted this I went to Brett Robinson to check on pricing for one of the average Phoenix properties.
Late May 2 bedroom for three nights. Rental rate was $360 a night. Grand total after all the stupid fees was $1800.

All the owners jacked their rates in the last 4-5 years. For what they are asking I now vacation in the mountains or big cities.

Rates have gone up due to demand. Fhe cleaning fees are whst the cleaning fees are. From having been an owner out there your best bet is the small companies fighting to compete with the Brett Robinsons or find an owner and deal with them directly

3 bedrooms for 3500 to 4000 per week including fees in Destin.

$55 convenience fee, $284 cleaning fee, $100 reservation fee, $94 condo association fee.
Crazy shite.
I’m aware that the prices have shot up bigly the last five years. I was just curious if this summer may level off or come down a little.
Will probably just go to Mexico or the Mountains this summer

I booked a 3/2 condo during the first week of May in Gulf Shores for 4 nights for just under $1200. Seems fairly reasonable to me. We stayed in the same building last year and it was great. Great parking, great pools, easy access to beach with chair available for purchase.
Under $1200 seems fairly reasonable for that size condo for 4 nights.

We only go to the beach now in late August or September. The rates during the summer are absolutely ridiculous.

We usually stay in Orange Beach, but last trip we used Fort Morgan Property Management to get a house down there. Pretty reasonable, right on the beach, and it was nice to be in a less busy area.

They have gone up this year and they are outlandishly high, especially if you book this far in advance. We opted to go to 30A this year for the first time ever because it was less expensive. I kid you not.

I am skipping the beach this summer to go to Fenway for 3 game series the end of the summer early fall.

Lol. Some of you guys are great. Go to NYC. Go to Paris, Go to Hawaii. Its all cheaper than the gulf coast!
Come on. Prices are not up from last year, they are flat or down a little. Source, i'm local and have a rental myself.
Everything is crazy more now along the gulf coast. Labor rates have fricked everything up, not to mention basic supplies just like grocery prices, then you add in insurance.
Real estate does seem to be trending down, so I could see some price drops over the next year to be honest. Occupancy is down 3-5% over last year for the most part and inventory is up with more and more building, so if you want to wait until the last minute I'm sure theres going to be a lot of good deals to be had.

For us, prices are the same as last year, which is higher than 3 years ago but thankfully didn’t increase since last summer. We typically stay in Perdido Key

I don't have a tight budget as much I just don't think Gulf Coast beaches are worth the price. Others do so the demand is dictating the prices. I grew up on the beaches from Gulf Shores to Rosemary and enjoy our trips there just not enough to justify the costs.
I'm not being hyperbolic about the pricing, I am being serious. 10 nights on Waikiki for $3300 in a two bedroom. Can I find Gulf Coast housing at that price, sure. But it's likely going to be a dump, off of the beach, have no pool or be in an outdated high rise.

I think the bitch is 2 things. A lot of times, those fees are hidden until you hit subtotal; which makes it hard to compare when everyone’s fees are all over the place. Some sites have gotten better with giving you the options to see total costs to compare instead of lightly rated.
The other part is why am I paying a cleaning fee if I’m expected to loan and unload dishes, wash all sheets & towels and return, make sure there is no dirt anywhere (instructions to utility closet included), while also needing to be out by 10am for the cleaning crew to do what I already did
