We stay at the first condo to west of the fishing pier. Have almost a mile of dunes with no other condos. Place is more reasonable than many others on east side of 59. Quiet at night and clean. No lazy river but two pools and really great view if you can rent one of the units on the east side of the building.

Another tip is to look at the vbro post and look for the unit’s local property management firm (not BR) and book through them and save the vbro fee.

The BR group is dominating the market. As an owner of a condo I can tell you that there are many things a family that respects a place and is understanding can do to save money if they establish a track record. We usually book up with a solid base of families who respect the place and appreciate us making sure that they get value for want they pay. You just have to pick a place you like and show you not gonna beat it up. And then things change dramatically for you.

i just got back from Hawaii.....it aint close to the same price as the gulf coast unless you are doing sandwiches everynight and hell a loaf of bread is 10+ dollars

Be aware that rates have risen due to insurance costs have doubled for the GC beach condos. Ever since Hurricane Sally, costs have gone crazy. Owners are suffering because of it and they're trying to cover their own costs.

Instead of automatically going to VRBO or AirBnB, check with some of the local realtors in the area because many manage them for owners and themselves so the addon fees could be less. Don't be afraid to bargain with the realtors.

As for cleaning fees, they will always be north of $150. Rates will drop for August and after September 15.

Check websites to see if you're going during a festival or special event. That jacks up prices too.

This! We've gotten to know the condo owner over the years. Used to leave gifts and/or nice notes in their guest book.
A quick phone call to check for open dates, and we get it for half of what VRBO would charge.
Condo owner gets otherwise unrented nights filled, we get a discount.

We have started doing the Caribbean also. For about the same price as the gulf coast you get a way better experience in my opinion.
The coast has just gotten too expensive for what you get.
We had some good times in Pensacola over the years though. Some family and friends can’t just jump on a plane for the Bamahas. So I get why people are still paying to go.

Friends have a 2BR, 2BA, indoor and outdoor pools, covered parking, in one of the Pheonix resorts. A week was $1,000, they went up on me this year, to $1,200. Still good. Orange Beach is easy for us.

The thread is about "condo rental rates" not overall cost. Does it cost more, sure. Doe you get more, absolutely but there is not much disparity in condo rates.

Oh stop with this hyperbolic bullshite. It's not difficult to find bread for under $10 in Honolulu. Sure, you can find some for over $10 but that's about a 30% exaggeration

maybe not in condo cost, but everything else is way way more

not to mention gonna cost you way more in flights compared to driving

i was on maui and yea it was $10+. the locals will tell you its one of the more expensive items compared to the mainland due to import cost.

Dude, if you couldn't find bread for $6-$7 on Maui you didn't look very hard at al.

Yes, anything imported to the islands will be more expensive than back on the mainland but it's not very difficult to find bread well under $10

There is a target right by the airport and with a very quick search I found plenty of options

i guess i look at the gulf coast as family vacation for the kids to enjoy....i look at Hawaii as something for the wife and I to enjoy

i have 3 kids, we would have had to get another room at the resort we were at plus airfare for them and mother in law to help, would have been almost 20grand after said and done. yes big difference in the resort i was staying at vs condo but not even close to the same price range for me to bring the family to hawaii vs gulf coast. Flights alone make it not close

If you flew into Maui you were near a target but if you didnt even buy any I think it's hard to discuss with any confidence a topic you have no actual experience with. Even using instacart, it's not that hard to find.

Last few times I have booked rentals (not just in Florida) I use VRBO to find places then go to owners page and contact them directly. Usually saves a couple dollars of fees from these online companies especially if they have a website where you can contact them not on VRBO..

but to answer your question just booked in Navarre 5 nights 2 bed 2 bath beach front, nice but nothing fancy in a small complex. $1,650.00

I understand Navarre isn't for everyone but we do not care to do all the "Fun things like Destin has, we are empty nesters and go to the beach to just go to the beach.
