You are so right about that!
I remember growing up in Atlanta and going to Lenox for a shopping day with my mom and sisters, having lunch at the tea room in Neiman Marcus then crossing the street to go Sax at Phipps Plaza. It was so safe and we never worried about our safety.
Now I wouldn't dare go to either mall! There are shooting and car hijacking every other weekend down there.
I know Andrew Worrell, he goes to our church and I am very good friends with his brother. They are strong Bama supporters and devout Catholics. I have never discussed politics with them, but I would guess the family is Republican by a 60/40 margin.

It used to be old white people who lived and shopped there and young white yuppie people who worked and partied there.
Then around the turn of the century things began to change somewhat. Old white people still lived and shopped there and young white people still worked and partied there.
But the nightlife scene started attracting more and more minority element. With money, of course. Lots of Cadillac Escalades, baggy dark black jeans, and tiparillos among the previously exclusively khaki slacks, martinis, and Lexuses. Nothing wrong with law abiding minority citizens mixing in the neighborhood.
But then that crowd began to attract minorities without so much money. They couldn't afford to go to the expensive clubs on Saturday night, so instead they would hang out at Lennox Square and Phipps Plaza for free.
Then shootings started to happen at the malls. Gangs started roaming around Buckhead.
This happened over a long period of time, of course. Not overnight.
But it's become quite a strange place. You're right. There's not a ghetto within quite a distance of Buckhead, but for some reason it attracts a criminal element that doesn't mind the commute.
All of this. Atlanta is one big attractive nuisance where profiling doesn't really exist because there are black people with real money. So thugs from Chattanooga and Montgomery and down the road in Douglasville or Riverdale come to Buckhead and just...
Loiter. Seriously they just walk around the mall doing absolutely nothing or sit out front or hang out on Pharr Road (arguably the closest thing to a Buckhead ghetto).
West Midtown/West Buckhead, which is literally on the border of the biggest slums in Atlanta, manages to sustain less bleedover crime. Because the restaurants and bars in those areas are weird, low-key, hipster, etc.
You open a luxurious lounge in Atlanta and don't price it through the roof? You're asking for trouble. Even the St. Regis attracts a shitty crowd sometimes, and it's arguably the most upscale bar in the city.

This happened to the Riverchase Galleria in Hoover Alabama. Once a very nice mall and now not so much. The same exact scenario has occurred in Hoover over the last 20 years.

West Midtown is "hipster" territory? I don't think all those new high end restaurants off Howell Mill and West Marietta are catering to hipsters...maybe a younger clientele but I wouldn't say hipsters.
BTW,are you referring to the old "Bluff" area when referring to the "worst slums?" You do know that area is being torn down and gentrified as well,correct? And I'm not sure which slums you're referring to the boarder on "West Buckhead"
Sounds like oversimplification but when the Lenox Road exit was opened off 400 in the mid 90's it gave easy access to Buckhead and was far more detrimental than the Lennox Marta station.
You don't see the same issues with Virginia Highland partially due to the fact that there isn't easy access to the area off any interstates.

It's not hipster anymore but my point is it's trendy/low key, etc. It's not plush/luxurious/etc. in a way that attracts rappers and the like.
As for Vine City and English Avenue and Bankhead, I think "torn down and gentrified" is pretty generous. It's very much still the hood, WFA and Chick-fil-A and whatnot aside.

That wasn’t Twelve, that was the Atlantic across the street (which wasn’t Section 8 either, but had a ton of rentals until a few years ago)

I might be misremembering, but I could've sworn it was The Twelve, due to the hotel wrinkle. I did the sprinkler inspection for all of the units there, in my previous capacity.
