The decision applies to rent-stabilized apartments in buildings with six or more units built before 1974, as well as apartments in buildings that receive certain tax breaks or government subsidies. The freeze applies to new one- and two-year leases beginning between Oct. 1, 2026, and Sept. 30, 2027.

Hundreds of tenants packed the theater at El Museo del Barrio, singing and chanting about tenant power ahead of the board’s decision. Many in attendance, who had helped propel Mamdani’s successful campaign for mayor, which featured a viral vow to “freeze the rent,” held signs demanding a rent freeze. At least one attendee blew a whistle to punctuate the slogans resonating through the auditorium.

The tension peaked before owner representative Maksim Wynn cast the board's final vote. As he read a lengthy statement saying that policymakers should focus on "reducing expenses rather than raising rent," tenants interrupted with chants and whistles before erupting in cheers when he voted in favor of the freeze.

After the vote, tenants spilled into the street to celebrate.

Won’t see the consequences for years unfortunately. Once it’s noticeable, it will be impossible to reverse.

Those two characters came from well-off families who had plenty of money to support them.

True, but Rachel's dad cut her off after she bailed on the wedding, and Monica was the "strong, independent" type who refused help from her parents.

The story is, Monica's grandmother lived in the apartment for years and Monica took it over after she died... Hence the cheap rent...

It’s okay. Rent for all do the NON rent stabilized apartments will increase that much more to cover the difference.

I understand that there are shitty landlords out there & there is a need for tenant's protections. This ain't it.

This is a horde of economically ignorant people overwhelming your vote and leaving you to clean up the mess. It's going to destroy what little market value & integrity in NYC still exist, the same way it did SF.

You make an investment, try to do things the right way, and a bunch of bozos show up to ruin it.

Can't wait to see what happens when it's 100 degrees outside and the landlord tells a tenant he doesn't have the money to fix their AC. Because, you guessed it, a rent freeze.

Are they going to freeze costs for the property owners as well? Insurance, electricity, etc all getting frozen as well?

Somehow I doubt it. Rent freeze is a big driver for dwindling maintenance as costs to maintain the building outgrow rents.

But let's ignore that because the idea that we've achieved "rent equity" (or whatever other bullshite phraseology has been created solely to manufacture whatever weak stance is being used) makes us feel warm and fuzzy.

Of course not -- nice to pick the winners and losers isn't it.

But at the same time, I now expect to see the rise of 'additional fees' and surcharges to become the norm.

Rents stay the same but maintenance costs keep going up.
