Soft close cabinets and drawers. This may be standard by now. It should be.

Walk in pantry with door that triggers overhead light.

Mud room in the house I grew up in was its best feature. We were in the country, hunted, had livestock, etc., so we often had muddy/shitty boots and gear. The room had a tile floor with a drain in the center, deep sink, washer and dryer, closet with gun mounts, huge peg board for hanging coats, and several drawers and cabinets for knives, ammo, flashlights, etc. that we could grab quickly when heading out the back door.

My next house will have a quick access safe in a drawer by the door for keeping my carry pistol in.

I ran propane to my detached shop/outbuilding and installed a 6 gpm on demand water heater. As the guy said, game changer

And if you are doing that, plumb up an outdoor shower. You’ll never shower indoors again

build shade structures or use existing tree shade to plan your site. I can stay in relative shade most of the day outside and it makes a huge difference on productivity

one last thing
Water…plan your site around available water and/or bury irrigation lines. Bring water everywhere. Allows you max flexibility without constantly dragging hoses around. A rain catch with a 250 gal tote can solve a lot of issues also

I'd add if it's final home site for old age, don't underestimate response times for emergency services and closeness to medical providers. Everyone wants to be in the boonies until they break a hip or have to start going for more regular treatments and care as they age.

I use my hot water hose a lot more than I thought I would. Absolutely love it. It’s right where I park my boat under the carport.

As big of a shop that you can afford with power/sewer/water and AC

Big back porch with outdoor kitchen, TV, fire table or fire pit.

Soffit and both sides of front door receptacles all four controlled by switch in foyer.

Big pantry with outlets to keep counters free of small appliances

Radiant decking for roof

Outlets behind toilets for heated toilet seats

Heaters in bathrooms (my cheap arse contractor omitted those to save money)

8’ tall garage door for attached garage.

Lots of outdoor cameras

Built ins next to fireplace, media closet with all electronics

Flush mount speakers in living room, kitchen, outdoors controlled by receiver in media closet.

I wish we wouldn’t have splurged for quartzite. It’s a PITA.

Also must have a hot tub. Have one now and it’s an essential.

In a rural area with acreage such as yours, lots of outdoor lighting (rope lighting, quality solar lights, wired floodlights and spotlights with a variety of timers, photo sensors, motion detectors and remote control).

Lots of feature rich outdoor security cameras.

Shooting range.

Fish cleaning station if you have lakefront, stocked ponds, etc.

UTV and hiking trails. Hunting stands.

Big arse attached garage with at least 3 garage doors and plenty of space.

Large metal building with more garage doors for your boats, tractors, utvs, etc.

Large amount of concrete driveways, sidewalks, patios, courtyard, covered and screened porches.

Outdoor man cave area.

I have a built in recirc pump on my new tankless. It's on a schedule to recirc when everyone is getting ready in the AM, also, I have a push button by the shower for instant recirc. Controlled by an app as well. Used to take 70 seconds to getting shower temp where you wanted it to be, now, 10 seconds.

In my master closet, I'd have some built ins with hidden storage. I had one house that had a lift out bottom of a shelf that allowed some hidden storage for guns, jewelry, whatever. Easier than the safe to access.

I would have mechanical chase from basement to attic for easy upgrades.

Drain in the garage with hot water, for dog washing in the winter.

An A rated insurance company, some of ya'll have big appetites but may not want to pay what it's going to cost to insure these dream properties.
