Ability to customize the plans to what you need or want.

Everything is brand new. Buying resale houses means you're more likely to have costly repairs and maintenance items come up much sooner because the house and everything inside is older and has had however many years of wear and tear.

Renovating is a pain in the arse. You still have contractor headaches plus potential for hidden problems you never knew about until they start doing demo and tear out. Nothing like thinking you're doing a quick bathroom renovation, only to find major termite damage when your contractor starts tearing stuff out.

I'd love to build a new home, but can't, especially now, find a flat lot of land in my price range.

I have built a few houses in different cities and can honestly say it was never a headache like expected. I had a good builder each time and planned it out very well ahead of time. You have to really think about everything you want/need before getting started. Then let the builder work but check on it along the way. Only ever had minor issues that needed to be addressed each time but nothing that ever stresses us out.

Most new builds are from builders who have set floor plan designs to choose from. The large majority of new home builds are not unique designs from the mind of an architect.

I didn't have any problems with my house build. Glad I did it in 2018 when things were normal, and that I already owned the land free and clear.

We have built two houses including one last year. It was a good experience both times. We had some hiccups along the way, but nothing that we couldn't figure out.

With that said, I have no interest in doing it again.

This. And just like anything and everything in life, if you just walk away and let someone else handle 100% of it, you'll be disappointed. Even if you sign a contract with a experienced builder you still need to be on-site for an hr talking about shite every other day at least.

I am currently building a house and my only complaint is my builders inability to plan ahead. He can build a top notch beautiful house but his ability to be prepared for the next step is piss poor. He and I have gotten in to some arguments over his piss poor planning because I’ll go weeks with nobody working due to him not having the next sub lined up in a timely manner. We should be in our house right now but instead are looking at another 3-4mo. This is costing him and myself money and he just can’t understand how he is losing money. I signed a contract on the pricing of the house so inflation is killing him but like I told him, “if you quit dragging arse, you’d finished this house cheaper. Everyday you waste, costs you money.” He just can’t see it.

He actually got mad at me for “micromanaging him” because I was at the house everyday checking on the subs. I live a few miles from the build so I’d show up in the morning and ask what they were doing and on my way home I would check their work. Some of these builders forget who their boss is or that they actually have a boss.

There are plenty of older homes that don't look like all of the others. I am putting it down to ego.

Generally, people pick from one of a few predrawn designs. Then they add a different style of shutter and think this makes their house unique.
