Why is the land between Slidell and Mandeville/Covington undeveloped?

Is it a wildlife preserve or swampland that can’t be built on?

I have family on the north shore and I’m always curious during the drive from Slidell to mandeville why there’s nothing in between during that long stretch.

Lacombe doesn’t count.

there's a subdivision that's being built. projected completion time is 2045

it's creeping that way. Now that they have the 1088 exit and the high school that area is slowly growing more and more. Eventually they want to connect hwy 21 to the interstate through Bush I believe and it will grow even more.

It is slowly developing and will probably explode at some point.

30-40 years ago, Madisonville was the red-headed stepchild of the true Northshore. As quaint and historic as it was, no one was moving there or building much of anything. Now look at it.

The drive from the city to Slidell sucks, and the drive from the city to Mandeville is even worse. Why would anyone want to drive an additional 10-15 miles when there is plenty of land closer to the city that can be developed?
