Look up public transportation from Woodland Park to Manhattan. It costs a fortune and takes forever.

8.5 million people in NYC and another 600,000 come in for work every day.

Property tax, sales tax, and income tax are all high in NJ. That is why people are leaving as fast as they can. If you think Austin or NOLA traffic is bad try the drive from North Jersey to downtown Manhattan on a weekday morning . You could also drop another 100k and get a 500K studio apartment in Manhattan, if you can find one at that price...I wouldn't want the 400k house outside of Austin or in North Jersey, but I would take Austin if I had to choose. Plus the fishing in NJ sucks.

Or west. I live in Lakeway and shite is unreasonable. I especially liked when I looked into buying a condo/townhouse before a house and they told be the hoa fee was $300 per month.

i went to a school that was literally 100% white for a few years but it was still pretty shitty. average income and/or average home value says a lot more.

Black school districts aren't shite because they're full of black people. They're shite because they're full of poor people with a shite culture full of single parents. Those things are correlated with black people, which makes the schools shite.

Point is: if you think black school districts and bad because black people are inherently stupid, you're a fricking racist POS. If you're using the word "black" as an indicator of poor and of shite culture, then fair game.

One in Shelby County, TN, and the other in Chesterfield County, VA.
Actually, the second won the award, while I was there, and my freshman year, was the second year open.

Actually the opposite is true. Realtors lose their license for steering people towards or away from areas because the racial makeup of an area. It's against the law.

Austin would suck on that budget. You have to live in the central city because the highway system was deliberately sabotaged by the city council in the 90s and 2000s to discourage growth because they thought "if you don't build it, they won't come"... but they came anyway. If you live central though, it's great. You don't have to bother with MoPac, 360, or 35 and so you don't notice the highway system sucks. Otherwise I think it would be hellish to live here. The "highways" are THAT bad.

You can get a nice 3/1, 2/2, 2/1, maaybe a 3/2 in the central city for $550,000, but it's going to be about 1,400 SF, not 2,700, lol that's a mansion.

Exactly ..... how many of these hypocrites that live in Nola and BR send their kids to public schools , we put two kids through 14 years of Catholic school because there was no way they were going to a Jefferson parish public school .....
