Why does a big home 20 mi from downtown Austin cost as much as one 20 mi from..

Manhatten?
I was looking for a 2500sqft home with a decent sized yard with decent schools within 20 miles of downtown Austin and its looking like you need at least $400k.
My cousin just bought a home 20 miles from Manhattan that is 2700sq ft, huge yard, nice schools (5% black), access to public transportation, unfinished basement that doesn't count towards square footage, and so on for under $400k.
He makes a lot more in the area than he would if he worked down here so that offsets the taxes and higher COL.
What gives? NYC amenities are amazing compared to Austin, even though Austin is a nice city imo. Is Austin real estate a bubble?

Check Pfugerville or Round Rock.
ETA: Pville and RR won't have sub-5% black schools but they're still decent suburbs within 20 mi of Austin.

This...because it is one of the most desirable places to live. We looked at buying there with 250K to spend and you can't get much there for that.
