Yep, right before I sold my house in 2020 I had the roof soft washed and it was 16 years old at the time.. After washing the roof looked brand new, so much so that the guy doing the appraisal for the buyers thought that it was new..

Could that not be mitigated by a small cheap remote scrubber - like robot vac. Spray your roof prior or have it run in a storm .. This Merica we can figure this out

Some are.

But most of the homes going up these days are tract houses hundreds of yards from any trees.

White sealant is pretty standard in the Caribbean. I’ve done some work on them with bi-facial solar and it’s pretty sweet.

Just got a metal roof on our house and picked a lighter color


It’s made a difference. It’s not real light but not black either. Kind of tannish

I got a aluminum interlocking roof. I think it helps a lot because I don’t even have insulation in the attic and house is reasonably cool.

Pre-Ida, my house has a white metal roof.
It now has a medium/light blue colored metal roof.

I did not notice a huge difference inside.

There’s nothing lightweight about them. They are denser than concrete block. The exposed tops of the tiles are painted in a variety of light and neutral colors. Tile roofs need to be pressure cleaned every few years but it leaves the roof looking brand new. Tile roofs reduce cooling costs.

Sounds like a great idea to remove granules and shorten the life of the roof.

As mentioned earlier the only way to clean a roof is soft wash

One of my former coworkers has a house trailer that he used as a camp in Dulac. He painted his whole shingle roof with white cool-seal. He said it dropped the electric bill.
