Assuming you are talking Franklin TN. I know a couple of guys who farm in Leipers Fork and it is incredible what they have been offered for some of their land.
One of the guys grandmother had a famous actress come into her home ( which looked to be worth about $80,000) and offer her 20 million for a piece of her farm. The old lady looked at her and said “ honey I do not really have use for more money but I could sure use more land for my cows.” Needless to say she was not in the land selling business she was in the cow raising business.

I wouldn't pay $50k, I've been to Selma, plus the cost to heat and cool that bitch would be excessive. In Crystal Springs, Ms...bout $150k, but I wouldn't pay it. Too much renovation cost you would never recover.

Selma has a fantastic old southern charm. In a way that time has forgotten.
Along with the rest of the world.
It actually has a beautiful infrastructure. There is a river that strolls through its downtown border.
Old buildings are set on it with fantastic architecture.
However, after the famous civil rights March from the Selma bridge to Montgomery it saw the most extreme "white flight" in the south.
It's a desolate wasteland that has zero respect for its history and setting.
I drove through it once , just to see the famous town and was directly forced to roll my windows up and run a stoplight if needed.
It's a shame. But it's just like every town that river commerce has long forgotten

You’d think those old mansions would sell for a lot but they don’t unless they have significant historical value. Mainly due to the cost of upkeep on them and the utilities are astronomical.
I grew up in a 7,000 sq foot antebellum mansion. I think it was valued at 300-400k. Cool house but it was a bitch to upkeep always needed work done. And had very little insulation, electricity was really high and the gas bill to heat it in winter was like 2-3k a month in December-February

Selma must be God awful to live in after looking at the interior pictures.
Looks fairly modern and in great shape. House should be selling for much higher

Yea, I think most people looked at this thread and thought just another old house needing s complete remodel. That house appears to be in extraordinary shape and has had lots of updates. Crazy how depressed the land values are in that area.

I’m down in Selma pretty often and there are some really great houses and buildings. Some of the churches are magnificent. But, there isn’t much industry, so the town is drying up. Idk what it’d take to recruit some good manufacturing jobs but that town needs something. It could spring back and be a great little city.
The area over by the country club looks pretty decent. But still don’t think I’d move my family there.

My parents’ 4700 sq ft., bayouside 1.87 acres just appraised for 205,000.
130 years old, heart pine, cypress, 12ft ceilings.
Monster Live Oaks.
There are some beautiful homes in the town, but the town is dying, so the prices are going down.
A shame.

In Austin that’s probably $3,000,000. Then it gets demolished to make way for condos.
