would have had a $29,000 to $31,000 property tax per year
WTF?! That’s insane, and more than I pay in tuition for my two kids.

We moved here last September and absolutely love it. I don't see myself ever wanting to go back. I would suggest looking at Spring and Magnolia areas also if you will be working in The Woodlands. We have family that lives in Magnolia and it is very nice little area as well.

Thanks for the detailed info on the taxes, that seems like a cluster.

My wife and I have been living here for about three years now. We absolutely love it! Just bought a new house in the College Park area of The Woodlands. It's a newer area (our house was built in 2001). We were living in Grogan's Mill which is the oldest part (house was built in 1979).
There is so much to do that we rarely go into the city. The Woodlands/Conroe area is huge. We love to eat out and still have so many restaurants we haven't been to. The area by the waterway/Pavilion is great with a lot of good restaurants. Market Street is a cool place to shop at higher end stores and see some cool supercars (you are basically guaranteed to see a Ferrari/Lamborghini/McLaren, etc.).
Sometimes the traffic on 45 is a bit of a pain, but usually not too bad. It's such an upgrade from Lafayette, LA that I would never consider living in Louisiana again. Get the frick out of BR and run as fast as you can. You won't regret it...

Expensive but looks to be a great place to live.
This. Not cheap, but excellent schools and low crime. Good place to raise a family.

It’s like an oasis in a desert. I guess if you have to live in the Houston area it’s fine but I could never live there.

We call it The Bubble. If you like 98% White, upper middle class, low crime, good public schools and even a still-popular mall, it’s for you.
All true
Throw in the Gulf Coast’s worst traffic jams and you’ll have nailed it

We moved near TW HS in 2008 and one of the luckiest decisions ever made. Inside TW has grown a little but just outside exploding.
Magnolia on 1488 has some good new developments and basically is part of TW.
I have a family home in south Louisiana that was built in late 1800s with land. Could be mine one day and would be very tough decision. I keep hoping the community will one day improve (Youngsville) but is night and day at moment. I love Youngsville but things to do and overall just not to same level.

You’re going to have to tell us what neighborhood and just how much you were going to spend on that house go reach that yearly tax range. I have lived in this area for 25 years and have fought the Montgomery county appraisal district multiple times on these tax increases but that tax range is absolutely crazy. You must be looking build one expensive home

The Woodlands is probably one of the nicest planned communities in TX, with the exception of maybe Southlake. It’s 45 mins from Houston so you don’t have to worry about being next to a hood

Tons of rich Mexican Nationals live there too.
If you play golf, you’ll have access to 99 Holes of good golf if you can afford The Woodlands Country Club. How much salary is your job offer, real estate market is really expensive. Great place to live.

Pay attention to what I said on page 3. I paid $25k a year on a house valued a bit above 700k, but if I moved 1/2 mile east of where it was, my tax bill would be closer to 15k. On a 700k house.

Go for it and never look back. Entertainment is met with one of the most popular concert venues in Texas and an abundance of really good restaurants. The proximity to Lake Conroe offers fishing and boating options. The elevation and distance from the gulf make it very safe from hurricanes and only street flooding during heavy rains. You can fill up your car with gas at night and have no worries about being held up by democrats. The property tax is high, but if you have school age kids, you would be paying more than that for private school in Baton Rouge. When an area has a higher property tax, just know you get what you pay for - people in the community that value education and maintaining the value of their property.
Solid points although the Woodlands did have widespread power outages for a week or more from the recent Cat 1 storm that went through.... All those pine trees

This is by far the worst part of the area. You have to have a generac. Don’t trust the Texas power grid. It’s unstable and they will do rolling blackouts then blame it on weather or equipment.
Trust me. Get a generator.
