Knoxville, Chattanooga, or maybe even Clarksville.

Clarksville is pretty big now, and less than an hour away from Nashville if you need a really big city.

If proximity to family wasn’t a concern I’d go with Knoxville.

Knoxville. It's the choice we made thirty some years ago after I had lived in Houston ten years and then married and a decade in New Orleans.

No regrets.

If you go south on 45 you are in a rural area in about 30 minutes. If you go east on 80 rural area is maybe 45 minutes. With that said, Tennessee is much prettier

Dallas gets the worst of all weather extremes: tornadoes, severe weather storms in spring/summer, hot/humid, cold winters, ice storms, snow. To hell with that.

Not only is Texas a total shithole, but it’s hot as balls.. Tennessee also has its share of MAGA filth, but at least you get all four seasons and it’s way more scenic than Texas .

If I am going with Texas, it is going to be in the Hill Country. Dallas is a pit.

East Tennessee/west North Carolina is one of my favorite places to be. An hour outside of Dallas wouldn’t be a bad place to be, however, I’d rather live in more of an Appalachia vibe.

You are saying you're buying some acreage?

I live on a small farm in Va and spend alot of time outdoors. I love Texas, but if you're talking an hour around Dallas, the terrain isn't nearly as appealing as E Tenn and good lord it would be hot for a large chunk of the year. Tenn gets hot and humid, but not for months on end. On the other hand, if you are an OT-baller / JR-type and will have your staff do all the ranch work, then Texas would be fine.

Tennessee has a much nicer climate, imo, and neither has state income taxes, so I would go with Tennessee. But this ignores where the best economic opportunity is for your particular case. I’d guess that for most of us that would be Texas.
