I know restaurants fail that's why it's a dream and not something I've done.
Hell the only reason I fix appliances is because I had money ti go into a BBQ venture and I didn't trust the partner. I saw an appliance company liquidating so I bought their stuff. I've always been able to figure out machines so I jumped in thinking I would do it a year, then have someone run it for me. Just that since it's so varried ever day it don't feel like real work, so I just kept doing it.
I keep telling myself I'll go back for my masters and teach one day but I make more than a teacher now so it's hard to get back on that path.


Seriously with 100k I would get a small office in Mandeville and Baton Rouge just for Kitchenaid stand mixers. Coupled with an office here and just have someone pick up and drop off.
No one else fixes them. I can set the market.

Give it 3-1/2 weeks then buy bitcoin, litecoin, XLM and DGB with half the money.

Use the other half to live cheap and teach yourself how to trade for 12-18 months then make a life from that base.

I’d go to a legalized state and start a dispensary, nail down the mechanics, identify consumer preferences then franchise the mf
You need a good legal dept to keep people out of the states scrutiny but other than that you don’t need a whole lot
The purchasing power alone would print money

Large down payment on rental property. Use it to buffer risk and pay principal. Continue to roll payments directly to principal.

Still like a 5-10 year cycle before you have positive cash flow without additional capital.
5-6 more years to double cash flow.
3-4 more for triple.
3 more to quadruple.
2 more to 5x.
Final 2 to finish analysis.

This is a 25 year plan with no additional capital investment. Ends with a cash flow of 100k/yr or more with $1M in assets.

I have a buddy that does internet marketing and owns a few website platforms with customers that pay to list.

He’s been angling toward the legal marketing and told me all over the country there are idiot lawyers with cash to spend falling all over themselves to get case leads and website listings. He said lawyers to a man (or woman) are easily the worst business people in the country in any sector he’s dealt with

Basically what I'm doing. At the rate I'm going, after 20 years, should have about 20 properties with probably around 7-8 paid off at that time. Business will be making around 400,000 a year once all 20 are paid off with around 4 million in equity. Business savings account will probably have a very large amount as well to cover expenses but it just depends on maintenance, natural disasters, etc.
