There's honestly not a lot of businesses you can start with $100k.
I'd probably use the money as a down payment for a small apartment complex or fourplex, depending on what market I lived in.

The ROI on small service businesses are insane.
Though my dream has always been a restaurant. So with $100,000 I'd put it on that.
