Yes. The ROCE is around 10% in real estate. So, your principal doubles about every 7 years.
Stock performance is somewhere between 5-8%, but it’s much less work and risk involved. Hence, the lower returns.

Real estate is a great hobby business until it gets big enough to be a full time business.

It’s your company, but I’d let it get to 40 properties (at the 25-30 yr mark), pay someone to manage it, and and sit pretty with 8M in equity, $800k/yr cash flow minus salaries and op expenses.
That’ll pull in $500k/yr pre-tax for absolutely no work on your part.

Make sure you are selling the old homes for updates/new homes to minimize risk and enjoy the good life.

A kids youtube channel. Simple arse content about colors, toys, etc and everyone of those videos gets like 15 million views minimum with no chance of demonetization. I guarantee those people are raking in some serious cash.

Certainly possible. A lot of different directions could happen in the next 30 years with it as I'm very interested in the commercial side. The homes I have now were older and are completely renovated top to bottom with an extremely high ROI. Found some good deals and have seen positive cash flow a lot faster than most companies. It's getting the jump on the business faster because of it so I'm excited. I certainly can see it getting to a larger scale than 20, and agree, it will be run by someone else by that point. Less headache into retirement and can continue to have fun buying property for another business to manage

Any software business would only require that you have programming skills. The $100k would just be about covering your expenses and then some limited costs around marketing/infrastructure.

Even with $100k you could finance some of the capital purchases in a more capital intensive industry. On the East Coast heavy construction contractors have it made right now on projects. I would look to get into that business if I didn't want to go the software route.
