A big part is the location. If I remember right it's located on a body of water.
His mansion is in a good spot for the future unlike MJs home which is located in a terrible spot for the future. If Chicago was growing and the economy was growing that would be one thing, as it turns out both the economy and population are shrinking by the day.

It's obviously market specific, but I know Baton Rouge is still vastly higher today than it was during Covid. I imagine most normal markets are similar.

I’d waste half of every day running up and down those stairs. That three story spiral staircase would quickly become a pain in my arse.
Also, nice plastic gate on the stairs. I guess the dogs aren’t allowed off the second floor.

Years ago when I was much younger I used to think I wanted a huge house like that someday.
Of course I can't buy a $16 million dollar place but even if I could I wouldn't. AT my age now the first thing I think is it must be a royal pain in the arse to try to maintain a reliable, honest staff large enough to maintain that damn place.
