Depends on type of roof and how difficult. We had a metal roof and gutters put on 4 years ago for a 3,000 sq ft house for about 15k labor and materials. Our roof was pretty simple though

If you have a lot of different points, dormers, valleys, etc it’s going to cost more due to more labor, more cutting, more flashing, etc.

Also shingle roof is more expensive than metal

18k in 2021 for 2750 sq ft

Insurance covered most of it.

Make sure you get quality shingles not that crap they try to sell you. Get class 4 with algae resistance (Scotch guard) with ice and water underlayment. Atlas

Don't go cheap on materials

Is insurance paying for it? If so, it'll only cost her the deductible. If not, it depends on the pitch and how many transitions there are on the roof. It's pretty hard to give an estimate off of jist the square footage.

ETA: saw that it looks like she's going through insurance. I can help answer any questions you have.

Roofing prices shot up in the past 18 months (i assume because the loss of illegal labor). I paid 16k for a 3000 SF roof 2 years ago. A buddy recently got a couple quotes for similar size at 28k.

Prices are up because of tariffs. Every supplier on the market sends us an email every couple of weeks about a price increase because of tariffs.

Those increases get pushed off on the homeowner. Nobody wins.

Did they put a corrugated tin roof on your house from Home Depot? Metal is definitely not cheaper than shingles unless you are comparing really really cheap metal vs very expensive designer asphalt.

I'd speak to a reputable roofing company before cashing that check.

I'm not sure if it's the same as dealing with car wrecks. My dad works in the auto body repair business, and insurance companies will often mail you a check to "cover the cost of repairs," which don't actually cover everything. But if you cash that check, they consider that as you "settling and agreeing upon the amount issued."

Obviously that is usually a person at fault's insurance issuing you the check, and not your own insurance company. But I'd still want to know 100% before I just cashed a check to make sure I wasn't getting screwed over.

Again, a reputable roofing company should make this a lot easier on you and be able to answer any questions you've got and help walk you through the process.

It's different with homeowners and auto.

An auto crash they are going to give you blue book value for your car. Set price of what your car is worth.

With a roof, what most people don't know and where they make a mistake, is thinking you only get one check.

First you get the check that is basically the blue book for your roof. For example:

The insurance says a new roof on your house would cost 20K. But your roof is 15 years old, has granule loss, hail damage, tree damage, and missing shingles. So as your roof sits they say it's worth 5k. So they cut you a check for 5k.

Most people think ok I got this check for 5k and I need to get an estimate and hope to get it done for 5k or around that so they go with the cheapest possible quote and get a crap job.

But if you have a roofer familiar with insurance they can explain and work the claim for you and say no, a new roof on this home, repairing everything that is needed, actually cost 25k (because the adjuster always misses things). So they send the insurance an estimate for 25k with all the needed repairs and missed items. So you get your roofer to do all that and when the job is done the roofer submits the supplement to the insurance and they send out a 20k check for the remaining balance.

So instead of taking a 5k check and getting a turd of a roof, you get a brand new roof from a guy that pulled a permit, put drip edge on, replaced all your flashing and pipe jacks, probably got your gutters replaced or at least money to have them removed so the roof can be done right, used a synthetic felt instead of tar paper and put an architectural shingle on instead of a cheap three tab.

If insurance is paying for it, you want the company that will get you a Lexus put on your roof not a Altima.

Edit: It's ok to deposit the check. Just don't be a doofus and spend it. It's also ok to not deposit it and just sign it over to the roofer when the job is finished.

Insurance is probably not gonna pay for the entire roof. They’ll pay to repair only the part that was damaged by the tree.
