Have you seen how old the average OT’er is these days?

Think we paid about $15k in Lafayette about 5 years ago.

That sir is insurance fraud. Your deductible is owed to the contractor. It’s the agreement between you and your insurance company. Not saying you’re at fault but Premier does it all the time. 100% illegal.

Same here but mine isn't rental...I bet a lot depends on the complexities of your roof...my guess is 12k-15k.

3500 sq foot home with a steep pitch. Got a fortified roof and it cost me $47K.

Thank God for insurance!

Be careful. There’s a roofing company out of Lafayette that was suspended recently by the Contractor board for a bunch of shady shite. Redecking houses that didn’t need it without insurance approval, sending jacked up estimates hoping to settle, never giving quotes to homeowners. Now they’re suing homeowners all over the state for not playing their game of “sue the insurance company on our behalf.”

I say all that to say, there’s some really shitty characters in the roofing business that give the good ones a bad name.

Probably 3 years ago it was $16000 for us .. house is almost 2400 sq ft and the pool house is probably 500 or so sq ft.

I can’t remember how many squares of shingles they had to use. Also not sure if the pitch but it’s not flat by any means.

Recently about $18k for 2,700 sq/ft with steep pitch plus detached two car garage. Roof and gutters.

Reroofing a mcmansion with many gables and valleys is one thing. Did the owners ever think how complex the sides would be (or should have been) when they bought it?
Our roof is not steep, the house is at it's oldest 200+ years, with four additions over two centuries. We did the roof ourselves. It's not that hard, And we followed the directions on the packs of 40 year shingles.
For so many houses out there, it's simple if you know which end of a hammer to hold and which end should hit the nails.
Nowadays you can rent a nail gun made for roofing. (Hint: city folks may think they are hearing automatic rifle fire, almost every tine (never say never) it's roofers on new houses.)

Nice. if you call them packs of shingles, you certainly don't need to be roofing your house.

My parents just replaced their roof. 52 squares of asphalt shingles. 4/12 pitch. Took the team of guys a full day to strip and replace, including add a ridge vent. No rot. Did not need to replace the drip edge or valleys (copper). They did it for time and materials. The shingles ran just over 7k from a local hardware store and the labor was just over $5k.

Not s complicated roof. they did a good job, and the price was fair. Many of these prices quoted are ridiculous. The insurance game many play seems absurd.

The crazy homeowners insurance rates everyone complains about make a lot more sense if you treat them as regular insurance with a side of roof financing.
