Home Warranty companies suck

Anyone have any GOOD stories? Our dishwasher went out and the service baw who the home warranty people suggested came out THREE weeks ago! Ole baw was very nice and said we need a new dishwasher. Home warranty people said they will pay for replacement. Took them three weeks to “order” one.

We got the home warranty for free when we bought the house last April.

Is this standard practice by these people?

I have never gotten any value out of third party warranties. Dont confuse that with extended warranties. I acutally made out well a few times with OEM extended warranties on a couple of cars.

My wife had one on her house when we met. I used it one time before letting it go. A "plumber" came out to check an awful smell in the bathroom. His solution was to replace the wax ring. We paid the "deductible," which was at least $35 (maybe more), for something I could've done in 10 mins for $4.

Turns out the real problem (which i discovered after I tore out a wall sleuthing) was the idiots who'd remodeled the bathroom before wife bought house had failed to put a trap on the tub drain (and didn't create an access door/knockout for the tub/shower plumbing--hence the wall demo).

Obviously that shite wasn't covered and I fixed it myself. But the plumber thinking it was the wax ring was just absurd. I knew for a fact that wasn't the issue and told him that. I'm pretty sure he wasn't even a plumber.

Yes, f home warranties.

Only time they are worth it is if HVAC fails. I've gotten two new package units from First American Home Warranty on a rental property I own. I'm definitely in the money on that contract.

Why not go buy one and wait to be reimbursed rather than waiting on them to buy it if they’re going to pay anyway?

I got one free from 510 when I bought a new home. It paid for itself the first two years. I had an ac unit go out they paid for it right away. I had one other major issue they covered without any problem.

Is this maybe something that depends on what company you are using? Maybe some are scams and some are legit? I really don't know, but I was pretty happy with 510.

Here’s the thing. You have to keep meticulous maintenance records. And I’m not talking about just changing the filter every 30 Days, I mean you’ve got to document having a trained professional HVAC tech doing all perscribled manufacturers reccomended maintenance at the intervals suggested, which is usually every six or twelve months. Make sure you keep all maintenance records and those records match what’s reccomended. If you don’t, they won’t cover shite.

But having said that, I have a buddy who owns a heating & air company. He told me in all his years of business he’s never seen one insntace of a home warranty system coving a HVAC replacement. They’ll pay to put a band-aid on one. But a full replacement? You might as well stand out front of Buckingham Palace with you pants around your ankles waiting Queen of England to come out and give you a blow job.

My home warranty company cost me $7000 due to the negligence of the a/c company they provided. Never ever ever use home warranty companies.

They are really only worth it if you HVAC unit is older and near the end of it's life. Our first home's HVAC was 20+ years old and the HW saved us from paying for a whole new unit.

I've had a few in the past. The couple of times I tried to use them come to find out it wasn't covered.

I just got a warranty paid for by the seller, when I purchased my house. All of the appliances are brand new, as it was fully renovated before the sale. Since it was free, I said sure, but always wondered if these things actually paid off.

My only concern is that both A/C's look old, and one looks VERY old, but it's functioning fine now as per the home inspection. I hope if it fails in the summer, they will take care of it....
