Ours went bankrupt within a year of us buying the house. Nothing we could do. Most of them are a complete scam and they go bankrupt then set up under another LLC or whatever.

I got one for a year paid for by the seller. It's helpful if you're not paying for it yourself. I don't think it's worth $500 a year unless you're living in a really old house.

We had one thrown in with the older house we bought and cannot recommend having one. Did not renew and would never purchase one.
Had a couple of issues with heat and AC and the repairs took days because of a lack of parts and inability to schedule the repair within 2-3 days.

Some have a separate $600 or so maximum coverage in AC repairs. Buried in the contract.

I’ll count myself lucky. I’ve had great experience with American Home Shield.
Recently bought a home that we renovated. Has two HVACs. Seller used the warranty to replace one side before we purchased. During the renovation, the other unit crapped out. Got a replacement. So we moved in with two new units.
We just renewed the plan, and were able to grandfather the seller’s plan and not pay the higher rate.
Hopefully won’t need to call again them for a long time.

I have had good to excellent service from different companies at different houses.
Next year. Use another company.

Only take out insurance on something you can't afford to cover yourself. If you needed to, surely you could have bought a new dishwasher right? People are insurance happy.

Yes, lightning struck my Trane unit about three years ago in June. Wife was pregnant at time. Not fun. None of the service providers in the home warranty company's "network" in the area serviced Trane, so they agreed that I could go out of network and get an authorized Trane contractor to do the repairs and invoice them. Got everything in writing. $3,800 in repairs covered with a $75 deductible. I think some of it may have ultimately been discounted for the Trane warranty on certain parts, but I was not part of that discussion.
I know this is prob the exception and not the rule for home warranty companies, but $48 a month paid for itself real fast and then some. American Homeshield is the company, it came with the house when we bought it and I just kept paying the premiums after the first year.

Don’t buy one of these warranties. They are trash. I had several AC contractors come out and they were terrible. One told me my AC wasn’t blowing cold because of a dirty filter before he ever stepped foot in my house.
I eventually got a new AC from them, but they screwed up the install and it only lasted a year. I finally cashed out after I told them I don’t want another one of their contractors on my property. The cash out value was $1800 which is what they told me they were going to pay their contractor for the second AC replacement.

The last house we bought, within a year we had a condenser go out on one AC, the evaporator go out on another one and the JenAir range. The home warranty cover it all.

Next time a replacement is required, ask them to buy you out then go get the appliance you want on your time. You will get a check a few weeks later.
I had a water heater go out. The warranty agreed to pay the cost for labor and materials to switch it out but I would need to pay for the cost to “bring it up to code” which was over 1k. I said no thanks, buy me out and I’ll handle it.
I called my plumber and had a new one installed the next day. The warranty company sent me a check for a little over $200.
Did the same thing for both my A/C units.

It's not a bad idea to have one on an older house you are selling to help potential buyers overcome their fears.
But they really do suck. As do almost all insurance policies that aren't for events that are catastrophic.

Me as well. I have had zero issues with American Home Shield. I bought an older home with ancient AC units so I figured that when they went out, having them replaced under warranty would more than cover the cost of their monthly fees. Just as I thought, both have went out and both have been replaced. Also they have replaced both hot water tanks in the attic.
No complaints and all the contractors that have done the work have actually been legit.
