Well, the warranty is for 1 year, and I haven't even closed or moved in yet. Not sure how much maintenance records I can produce over the next year.

All I know is in the inspection, it said that one of the units was manufactured in the late 1980's

They know what is likely to break and don't cover it. We had an issue with a garage door. I forget exactly what the problem was but my policy covered everything on the door except the part that broke. They're not idiots.

I tried going this route when my HVAC went out and they fed me a bunch of bull about how the order has to go through their system to be covered. Also, from what I understand, if you do something on your own and just ask for a check they're going to cut the check for a lot less than what they would pay if they order it all themselves. They won't just take your receipt and pay you that amount.

I had such a terrible experience with HWA last summer. AC goes out, so they send out a guy (I googled him and he has basically all 2 or 3 star reviews) who is based like 60 miles from my house, so right off the bat it's a nightmare trying to find a mutual time that he can actually be by my house when I can meet him. He comes, says there's a freon leak and refills me, saying that HWA requires him to try that first before going straight to replacing anything...basically just a way of screwing me because HWA only covers about 15% of the cost of that trip and refilling the freon won't do shite if it is just going to leak out again. Sure enough, one week later AC not blowing cold air again. The system is 19 years old, so it basically needs to be replaced, not keep putting bandaids on it. HWA refuses to replace as long as it is "feasible" to keep the current one running. I opted to get it replaced anyway because that's what needs to be done. HWA would only pay for the cost of the broken part, so hardly anything. But still, to get them to pay for that, I had to keep them involved playing middle man between me and the repair man. Whole process took SIX WEEKS in the middle of June/July in south Louisiana. Every time you call the repair guy he claims he's waiting for HWA to approve something, and every time you call HWA they say they're waiting for the repair guy to submit something. So one, or both, of them was constantly full of shite dragging out the process. All the while, HWA asks me if I want to renew my contract . Their communication is terrible too...each time you call, you get a different person who has to spend the first 10 minutes of the phone call trying to get up to speed on your file, and everything they do takes 2-3 days to "process" before they actually start doing work.

home warranty companies do suck, but replacing a major component like that is about the only scenario that I can see any benefit from having a home warranty, even so, they limit the dollar amount for replacing the unit and try to go dirt cheap but you can get what you want and pay the difference, with an old unit, if you're planning on being in the new crib for a while it's worth it to get a new unit, utility bills will be cut in half

We got this warranty when we bought the house in April. Ole baw is supposed to deliver the dishwasher between 9:15-1:15 today. We will see if he shows up

We moved to KC couple years ago and got a warranty with our house. We decided to keep it since our house was built in the 50s, but it has been updated. Have used it once on our AC which they fixed, and also a couple of times on plumbing issues, including a new garbage disposal. We have some high end appliances, built in fridge, wolf range etc. So we will probably keep getting it at least for next few years, has paid off for us so far.
