HOA covenants: the good, the bad , and the ugly

By and large, we all mostly hate HOA covenants, but we also mostly don't mind when they can be enforced on annoying neighbors. Ultimately, they end up being a necessary evil for many subdivisions.
However, there are many times certain covenants over step the line, even for the most "law abiding" neighbor.

Lets hear from you on what certain ones are considered good, bad, and ugly.

Here are a few from me

The good:

1. Minimum home size restrictions
2. No subdividing lots
3. No adding of trailers/mobile homes/campers for living purposes

The bad:
1. Architecture features must be maintained/approved
2. Must maintain lawn a certain way/ grass height maximums
3. No parking on the driveway/street (unless garage is full of required number of cars)

The ugly:
1. Assessments for neighborhood "improvements"
2. Pet number limits (often like 2 or 3 total)
3. No radios, etc. allowed in yard that can be heard in adjacent lots.

ETA: I started this thread to also hear some of your own HOA covenants and which ones you think are good and bad.

Others I could mention are

Good: No running a business from home (like a store/ repair shop)

Bad: No fence allowed in front yard (even if it's a 5 acre lot) What's more American than a quaint white picket fence in your front yard?

These aren't bad things. These are part of why you put up with being in an HOA neighborhood.

I’ve seen 2.5% resale contribution assessments in certain Lennar Homes declarations of restrictions. That would make me never want a Lennar home.

Dealing with one right now and it’s annoying AF. I get the premise of it as you said but 1) I’m in the county and 2) it’s on a dirt road...

They want my house plans to be at least 2100sq ft on the main floor! We showed them a 2 story house plan that definitely exceeded such as a whole but not the main floor and it was rejected.

The second issue I’m running into is dog breed restrictions, specifically my German Shepherd. They wanted to play that game so I registered him as an ESA haha jokes on them now.

How the frick you view any of these as "bad" is beyond me.

I just purchased a house and the HOA by-laws are not that bad in my neighborhood.

I can kinda understand why this one exists, but when I have to submit a request for obvious improvements like gutters and concrete landscape curbing, that’s just missing the big picture. I had my request denied initially because I didn’t include a front elevation of my house with location of improvements annotated. Where the frick do they think gutters and landscape curbing would go?

Your house is expected to be maintained so that it looks like every other tract home in the neighborhood.

I'm just glad my HOA has a militarized police force with people like BRgetthenet at the helm to keep all the poors out.

Seems like overkill, If I don't want to park my car in my garage, I should not have to.

I'm good with no parking on the street though, that's obviously trashy

That's sort of the point. There are further items that are sort of good, sort of bad: your garage has to face the side or back of your house (probably OK, but still restrictive), you must keep your garage door closed at all times (why? Why can't I leave it open to allow a breeze through it?)

I generally like HOA's but I think it depends on how zealous enforcement is. I dont really care what my neighbors do with their property unless it starts to affect the value or desirability of mine.
