Circling back to OP's point, I'd argue that Fayette County (especially outside PTC) should be the real case study. In the 90s I think it had a really high per capita/household income ranking nationally.

The black mobility in the Atlanta metro is unique, nothing like it anywhere else on the globe TBH.

Literally any place facing this issue is going to pay dearly.

By default, wouldn't you have to meet him at the one on Vets in Kenner?

Gwinnett county, and probably most suburbs within 20-30 minutes of 285 in all directions, barely resemble what they did 40 years ago.

Good call on that one.

How much are you looking to spend, and how important is it to be close to the center of ATL for commuting purposes?

I'm pretty narrow minded. But my take: East Cobb, Sandy Springs, Roswell, Alpharetta, Milton, Brookhaven. Dunwoody is a half step below these on average, I'd argue.

Each have better or worse parts, but I would classify each as consistently good and the best of the metro. Beyond that, I'd say the next tier is Johns Creek, Woodstock, Cumming, Canton

I lived briefly in East Cobb in 2005. It was awesome. I know that’s 21 years ago. Last time I was there was 2016. It looked pretty much the same, but that was 10 years ago. Is this still the case nowadays or is it not as nice as it once was?
I've lived in East Cobb since 2005.

Over the last two decades, East Cobb has transformed from an affordable, sprawling family suburb into a highly sought-after, densely developed, and expensive community.

Rejected a referendum to become a city.

New East Side Elementary School.
New Walton High School.
New Brumby Elementary School
New East Cobb Middle School
New Eastvalley Elementary School

Nothing much else has changed.

From the mid 80s to early 90s Gwinnett was the destination for white flight escaping the changing demographics and leadership in Dekalb County.

It is now the most diverse county in the state and I believe in the top 10 or top 20 most diverse counties in the country.

The Gwinnett public school system serves nearly 200,000 students who represent 180 countries and speak 114 different languages/dialects.

Rockdale County says hi.

In 1990, it was 90% white and 9% black, now 26% white and 58% black.
