My father still lives off Hadaway Rd, when he's not in his second home in South AL. I'm class of 96 HHS, the first graduating class to attend all four years at Harrison. Previous classes had spent some time at North Cobb or McEachern.
I get lost going home without GPS, nothing as all is the same. What was a gravel road in the 80's is now a 4 lane divided highway. Things of that nature. When the Yankees move in, they move in fast.

Gwinnett grew way too fast. It is the epitome of suburban hell. Very little character, miles and miles of strip malls, traffic is out of control. I will say, they have built up the downtown areas of Duluth and Suwanee really nicely, and John’s Creek is a nice spot.
ClayCo is a dump. As is South Fulton, as is anywhere south of I-20.

Each have better or worse parts, but I would classify each as consistently good and the best of the metro. Beyond that, I'd say the next tier is Johns Creek, Woodstock, Cumming, Canton
I’d rank your tier 1 areas a bit differently, assuming you were ranking by preference, but pretty spot on otherwise.

I fricking hate Gwinnett traffic...that seems like child's play to Cobb.
I'll go to a few Braves games a year, visit my buddy in Smyrna. Other than that, no thanks.

Good call, tier 1 worthy, as is that part of Buckhead that’s adjacent to it. That area is definitely better than the vast majority of Dunwoody or Brookhaven, for example.
