My father still lives off Hadaway Rd, when he's not in his second home in South AL. I'm class of 96 HHS, the first graduating class to attend all four years at Harrison. Previous classes had spent some time at North Cobb or McEachern.
I get lost going home without GPS, nothing as all is the same. What was a gravel road in the 80's is now a 4 lane divided highway. Things of that nature. When the Yankees move in, they move in fast.

Gwinnett grew way too fast. It is the epitome of suburban hell. Very little character, miles and miles of strip malls, traffic is out of control. I will say, they have built up the downtown areas of Duluth and Suwanee really nicely, and John’s Creek is a nice spot.

Each have better or worse parts, but I would classify each as consistently good and the best of the metro. Beyond that, I'd say the next tier is Johns Creek, Woodstock, Cumming, Canton
I’d rank your tier 1 areas a bit differently, assuming you were ranking by preference, but pretty spot on otherwise.

Good call, tier 1 worthy, as is that part of Buckhead that’s adjacent to it. That area is definitely better than the vast majority of Dunwoody or Brookhaven, for example.

Smyrna is nice. Lived in a house there for a couple of years before breaking it off with my girl and moving back to Buckhead.
Marietta is a mixed bag... some parts are nice, others give credence to the nickname Scarietta.
Mableton is a dump.
Anywhere else in Cobb is pretty decent though.

They weren't really in order. That would be pretty tough IMO. Arguably Sandy Springs has the highest high end, but Milton would probably be more consistent for example.

Yeah fair. We looked hard at that Cochise (sp?) area when we fled Buckhead. As I recall, a couple of really great pockets but they're small so there just wasn't ever a lot on the market.

Sort of sounds like Alexander City, AL. Big mothballed factories everywhere, no jobs to be had. It was evident the place was booming at some point and then something catastrophic happened (it was the former home of Russell Athletic). It was sad and eerie driving around that place

I know nothing about Atlanta. It's a 5.5 hour drive from me. My oldest graduated from college in May '25 and took a job there a year ago with an investment banking firm there.
He shares an apartment within walking distance to Lenox Square. He took us there on a visit. Lots of upscale stores. The only whites there looked like out-of -towners like ourselves. Maybe 5-10%.
How does that place stay open? It was full of people, but no one was buying anything.

Buckhead still has plenty going for it. A lot of corporate and high end CRE/law/etc. presence there. Plenty of decent restaurants and shopping that aren't at the malls. Lenox/Phipps are the "core" of Buckhead in the tourist/visitor sense, but it's really the neighborhoods that make Buckhead work. Chastain area, Paces, etc.
Buckhead has some wonderful parts and obviously tons of money. We strongly considered staying in Buckhead and just getting a bigger house (kids on the way), but ultimately we didn't want a city government that worked against us (peak 2020).
We go to church in Buckhead, go down for NYO, so we're there multiple times a week sometimes. But we're very rarely in the mall area anymore. It's probably been a month since I've even driven by tbh. I have heard about fewer incidents of late, so it looks like the crime/security situation at the malls specifically is better.

Yeah, at influx from Riverdale area. I worked in Fayette in the city for years in banking and mortgages. Was awesome, always wanted to live there. Glad I didn't move there. Pike County is probably the best area outside of Brooks and PTC.

I lived in Newnan and Peachtree City. I like them both but Newnan is awfully populated now . Loved living at my apartment community in PTC and taking my golf cart everywhere.
