Mercy. Decent Single wides were <$50k before covid and now they are touching $100k. Even the trailer park trash is priced out

Friend bought a nice singlewide about 2 years ago.
98 Thousand with no land.
It's real nice inside but after you put all your furniture and stuff inside it sure shrinks down to a singlewide.
Gotta walk sideways thru the house..

Because ice and water shield is only needed where a lot of water gathers which is in valleys
Or are you saying ice and water shield the whole roof instead of shingles? That is basically rolled roofing and IDC who installs it but rolled roofing in Louisiana leaks eventually from the sun beating down on it and the amount of rain we get.

Just saying it’s such a simple help that can further weather proof these shite trailers where the winds rips the shingles off easily.

Adding a better shingle with a higher wind rating would be more effective
The thing about a membrane like rolled roofing or ice and water shield is that once one portion of it lifts it's like opening a sardine can. All of it is coming off.

That's what I don't understand about the real estate market last few years.
People think that they buy a $150,000 wrecked shanty, put $100,000 worth of floors, countertops, cabinets, and sliding barn doors on it (and a fancy soaking tub), and they can turn around and resell if for $400K. And for a long time, the were able to do it. Now the real estate market is getting back to normal...do that now, people will pay your $250K for a $150K house with $100K of upgrades.
