Peepaw had an 8th grade education and worked as a farmhand, meemaw taught Sunday school. They were able to afford that and raise 7 kids. What's wrong with today's generation?

im not calling anyone anything. i think the housing market today sucks for young people. im 44.....am i old?


But also, dont look in areas that rich people are desperately trying to get into.

there is a house for sale 5-10 minutes away for hundred grand less and in a good area that would actually be a good small family home.

more reasonable

another across esplanade for 40k cheaper and bigger.

Its likely that high because it basically has another lot on it, and its in a good location. Its my understanding that there is so much historic districting in N.O. that its very hard to find an empty lot to build on, and the house basically has to be caving in to remove.

I never said collapse or anything close to 2008 but you guys keep claiming that.

I said a correction was due and I also highlighted numerous times how Gov intervention stopped the market from naturally occurring. But guess what many markets are seeing happen now?

I also correctly pointed out that Biden was allowing Covid forbearance long past its need to keep foreclosures from picking up. I also said that about 8-9 months after Trump ended it in September, we would see an uptick, and guess what ATTOM and Corelogic have been publishing reports on? Yep, 18 straight months of YoY increases in foreclosure activity, but it is currently accelerating at a faster pace, which is in line with my 8-9 month prediction.

I could post a lot more data for you all, but you all would claim I was predicting a crash because the understanding you guys have of the market is either the extreme of what happened in 2008 or the extreme Covid-era buying frenzy. There is no middle for any of you to understand the nuances of the market local to you, much less nationally.

None of this stuff happens overnight. 2008 was literally 30 years in the making

Back in the 1920’s my grandparents lived in Morgan City. The local movie house had some kind of cash prize contest on a certain night every week and the prize was progressive, if someone didn’t win it the prize would rollover until someone won it. My grandmother and her sister would go every week because the prize had built up to what at that time was a substantial amount of money.

And my grandmother won it, $1200 cash. My grandparents used that money and $1000 my grandfather had saved up and bought a house. $2200 total. My dad and all his siblings were born in that house.

My grandfather worked for the railroad and when WWII started he got transferred to NOLA because of increased shipments that were destined to the Higgins boat yards. They had intended to move back to Morgan City when the war was over but never did. My grandfather kept the house through the tears and rented it out. I remember being a kid and going with my grandfather to check on and do repairs to the house. It wasn’t a bad house, kind of similar in looks to the posted house, but my grandfather really kept in up. He didn’t finally sell the house until the ‘70s.

Yall should do good. I’m a part time seal washer at the zoo and my wife vejazzles labradoodles every other Wednesday in the parking lot at the co-op. We qualified for 1.3 Mil.

Its being sold for the land. That is a big lot in Old Metairie. Its actually cheap land compared to the rest Old Metairie.

A single lot by my house goes for 750k, and I am not even ny the country club in MCG.

300-400k in metairie (not Old Metairie) gets you a solid house.

50x125 is not a big lot in OM are you on crack

It's two half lots being marketed as a "double lot"

You can't even make a lot in Jefferson Parish zoned R1-A as small as the two "lots" that are included in this sale.

In old metairie, 6250 is above average. 5200 is average outside of MCG and Mulberry area. Definitely not a double lot though

If you put this lot on Atherton or Livingston Place, it would be 800k+

My point is the OP is represented this as no one can afford a starter house. This is priced to be a teardown. My guess is it will be turned into a 2-unit townhouse like most of the rest of Focis.
